Leads the emergency response team for all facility issues.\nCANDIDATE PROFILE\nEducation and Experience\nHigh school diploma or GED; 4 years experience in the engineering and maintenance or related professional area; technical training in HVAC-R/electrical/plumbing.\nOR\n2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or related major; 1 year experience in the engineering and maintenance or related professional area; technical training in HVAC-R/electrical/plumbing.\nCORE WORK ACTIVITIES\nThe Project Manager is responsible for the end-to-end delivery of civil, architectural, structural and MEP projects, from concept and design coordination through procurement, construction, commissioning and handover. The role ensures projects are delivered safely, on time, within budget and to required quality, sustainability and statutory standards, while minimizing disruption to resort operations and guest experience.\nKey Responsibilities\nManage projects through the full lifecycle, including feasibility, design, tendering, procurement, construction, commissioning, handover and defects close-out.\nDevelop and manage project scopes, schedules, budgets, CAPEX forecasts, resource plans, risk registers and progress reporting.\nCoordinate architectural, civil, structural and MEP designs, drawings, specifications, shop drawings and technical submittals with relevant stakeholders.\nIdentify constructability issues, design conflicts, project risks and value-engineering opportunities.\nManage consultants, contractors, specialist vendors and multidisciplinary project teams to ensure safe, timely and quality execution.\nLead tender evaluations, BOQ and estimate reviews, procurement recommendations, contract administration, variations, payment evaluations and change control.\nMonitor project progress, costs, quality and contractor performance, implementing corrective or recovery plans where required.\nEnsure effective QA/QC, inspections, testing, commissioning and compliance with HSE, statutory and company requirements.\nCoordinate long-lead materials, logistics, site access and construction activities, particularly within remote/island project environments.\nPlan works around resort occupancy and operational requirements to minimize disruption to guests and business operations.\nEnsure complete project handover, including as-built drawings, warranties, O&M manuals, approvals and operational documentation.\nProvide clear project status, cost, schedule, risk and completion reporting to senior management and key stakeholders.\nQualifications & Experience\nBachelor’s degree in Civil, Mechanical or Electrical Engineering, or a related discipline.\nPMP or equivalent project-management certification preferred.\nMinimum 8-10 years’ relevant experience in project management, construction or engineering delivery.\nProven experience managing CAPEX, renovation, refurbishment, fit-out and civil/MEP projects.\nLuxury hospitality, resort, commercial property or high-end development experience is highly desirable.\nStrong knowledge of civil construction, building finishes, structural systems, HVAC, electrical, plumbing, fire protection, ELV, waterproofing and building services.\nExperience in project budgeting, cost control, tender evaluation, procurement, contract administration and change management.\nAbility to review architectural, structural and MEP drawings, specifications, BOQs, estimates and technical submittals.\nProficiency in AutoCAD, MS Project and Microsoft Office; SketchUp/3D modelling.\nStrong understanding of QA/QC, HSE, project controls, risk management and construction documentation.\nKey Competencies\nStrong project leadership, planning and organizational skills.\nSound technical judgement and problem-solving ability.\nStrong commercial awareness, negotiation and cost-management skills.\nExcellent stakeholder, contractor and consultant coordination.\nClear written and verbal communication.\nAbility to manage multiple priorities in a fast-paced, multicultural environment.\nHigh ownership, attention to detail and commitment to safety and quality.\nWillingness to work in a remote/island resort environment, including outside normal working hours when project or operational requirements demand\nMaintaining Property Standards\nEnsures building and equipment licenses and certifications are current.\nMaintains property life safety systems (fire fighting equipment, sprinkler systems and alarm systems).\nEnsuring Exceptional Customer Service\nDisplays leadership in guest hospitality, exemplifying excellent customer service and creating a positive atmosphere for guest relations.\nEmpowers employees to provide excellent customer service.\nEstablishes guidelines so employees understand expectations and parameters.\nEnsures employees receive on-going training to understand guest expectations.\nObserves service behaviors of employees and providing feedback to individuals and or managers.\nReviews comment cards, guest satisfaction results and other data to identify areas of improvement.\nShares plans with property leadership and ensuring corrective action is taken to continuously improve guest satisfaction.\nStrives to improve service performance.\nConducting Human Resources Activities\nIncorporates guest satisfaction as a component of departmental meetings with a focus on continuous improvement.\nInterviews and hiring management and hourly employees with the appropriate skills to meet the business needs of the operation.\nEnsures employees are treated fairly and equitably.\nAt Marriott International, we are dedicated to being an equal opportunity employer, welcoming all and providing access to opportunity.
