Job Purpose:

This position oversees all operations that support the rental program and the AOAO of the condominium operation. This is inclusive of but not limited to rooms, housekeeping, maintenance, owner reservations, and owner relations. The General Manager also works with the AOAO Board of Directors to ensure that the Common Areas are clean and well-maintained. The General Manager is responsible for maximizing the return on investment to the owners participating in the rental program, as well as achieving the financial goals of AAH. In addition, they are responsible for the property achieving the objectives of the annual budget and strategic initiatives in guest service, employee opinion survey and profitability. The General Manager is responsible for ensuring the highest standards of luxury guest service, a positive work environment for all employees, and must also maintain programs vital to the company culture. The General Manager will also ensure the hotel complies with company customer service, product, and brand standards, including all policies and procedures outlined in the company’s Standard Operating Procedures. The GM develops strategy and execution tactics for the property including financial performance and budget development, growth and development, recruitment and staff development. The Position requires effective leadership skills to build a service culture in concert with the property standards. Strong background in operations and financial management is required. Job position requires effectiveness in working with condominium operations, Rental Advisor Committees (RAC) and service organizations. Demonstrates ability to be a community leader. The General Manager is responsible for direct, effective, immediate communication to the RAC and individual unit owners.

1. Assist in the development of short and long-range plans for performance and profitability of the property. Focus to be placed not only on fiscal responsibility but also culture development for employees. Understands balancing the bottom line with providing a guest experience beyond expectations, in accordance with the property standards.

2. Supervise the performance of all department managers and their respective departments, including Front Office, pool bar, Housekeeping, Maintenance, and owner relations to ensure the highest level of guest and employee satisfaction in a cost-efficient manner.

3. Recruit, develop and train staff.

4. Ensure that property positioning is consistent with the brand to ensure the effectiveness of the property marketing strategy.

5. Understand the capabilities of all THQ departments and leverage same to benefit the property.

6. Develop, implement, monitor and achieve the objectives of the Annual Operating Plan, including sales strategies, pricing, revenue management and the operating and capital budgets (in conjunction with ownership).

7. Develop and supervise programs that promote a positive work environment for all employees, ensuring that all employment related processes comply with local, state, federal and country regulations.

8. Establish working relationships with the AOAO Board, the RAC, unit owners and local, state and national business and tourism organizations.

9. Using the tools at his/her disposal, monitor guest satisfaction and establish plans for constant improvement of any and all issues raised.

10. Protect and enhance the value of the property through appropriate programs in repairs and maintenance, preventative maintenance, housekeeping, and capital budgeting process.

11. Review and effectively manage all revenue generation and operating expenses.

12. Perform other duties as assigned by VP - Operations.

Job Qualifications:

Education Bachelor’s degree/diploma in business or related field.

Experience/Skills 3 or more years’ experience in management. Supervising rooms, accounting, food and beverage.

Strong interpersonal and communication skills, both verbal and written.

Strong aptitude in financial management, financial reports and analysis.

Punctuality and regular reliable attendance.

Computer knowledge in Windows environment as well as prior

experience with various PMS and POS systems desirable.

Language English speaking required.

Customarily and regularly direct the work of at least 2 or more full-time employees or their equivalent.

Authority to hire or fire other employees or make suggestions and recommendations as to the hiring, firing, advancement, promotion or any other change of status of other employees.
