and managing real estate and mortgages nationwide.\nWhat You'll Do\nManage utility accounts for assigned residential properties across multiple U.S. markets.\n\nCoordinate utility activations, transfers, disconnections, and account closures during property onboarding, tenant transitions, and offboarding.\n\nCommunicate directly with utility providers by phone, email, and online portals to establish accounts and resolve billing issues.\n\nRetrieve, review, and enter utility invoices into AppFolio, ensuring accuracy and proper documentation.\n\nMonitor billing cycles, due dates, outstanding balances, and missing invoices to prevent late fees and service interruptions.\n\nVerify available property funds, obtain required approvals, and process utility payments.\n\nCalculate and process tenant utility billbacks, including prorations and shared meter allocations based on lease terms.\n\nInvestigate billing discrepancies, unusually high charges, and potential service issues.\n\nTrack utility deposits, refunds, final bills, and account closeouts.\n\nCoordinate with Property Managers, Tenant Coordinators, Maintenance, and Accounting to resolve outstanding matters.\n\nMaintain accurate records, follow up on unresolved issues, and escalate concerns proactively.\n\nAssist with process improvements and evolving utility management workflows.\n\nWhat Qualifies You\nMinimum one year of relevant experience in billing, utility management, or property management operations.\n\nStrong verbal and written English communication skills.\n\nComfortable making outbound calls to U.S. utility providers and resolving issues professionally.\n\nExperience reviewing invoices, tracking payments, and researching billing discrepancies.\n\nStrong organizational skills, attention to detail, and ability to manage multiple deadlines.\n\nProficiency with spreadsheets, email, and web based applications.\n\nAbility to work independently, communicate proactively, and take ownership of assigned responsibilities.\n\nWhat Sets You Apart\nExperience in U.S. residential property management or utility billing.\n\nFamiliarity with AppFolio or similar property management software.\n\nExperience with utility account setup, transfers, tenant billbacks, or shared meter billing.\n\nStrong problem solving and customer service skills.\n\nDependability, initiative, adaptability, and consistent follow
