Also manages the resources, finances, and schedule of that project to ensure the project schedule and budget are met.\nJob Summary\nAre you a dynamic and roll-up-the-sleeves project management professional with seasoned experience in the themed entertainment, immersive arts or hospitality industries? Join Meow Wolf’s project management team as a Facility Design Manager, where you’ll be responsible for the on-budget and on-time direction and implementation of facility design and construction for new exhibitions, as well as Sustainment and Expansion projects. Specific components include all planning, budgeting, scheduling, estimating, design, construction, fabrication, delivery, and commissioning required to open the project within the assigned budget, quality, schedule, and creative and guest experience targets.\nThe Facility Design Manager acts as point of contact with customers and stakeholders for all project related issues. Essential to the role is possessing strong interpersonal skills and bringing a partnership approach to project delivery with both internal and external stakeholders who range from Creative Directors to vendor partners.\nJob Responsibilities\nResponsible for the coordination between the Architecture of Record including their engineering consultants, and all Meow Wolf scenic show, show tech, creative and art exhibit vendors.\n\nCultivate collaboration across Meow Wolf's internal creative, show tech, and scenic teams.\n\nUnderstanding and including the development of all preliminary and final facility impacts.\n\nResponsible for the development of the Architecture and Engineering scope of work / request for proposal documents, the selection and pre-qualification of potential Architecture and Engineering vendors, the response to questions / clarification during the proposal process, the analysis of the proposals and the development of the recommendation for the vendors.\n\nOversees the Architecture/Engineering schedule for facility design. Responsible for ensuring that the Architecture and Engineering vendors maintain the required schedule and meet their milestone delivery dates in a timely manner.\n\nResponsible for managing the Architecture and Engineering vendors contractual obligations including the evaluation of any requests for additional services, the preparation of any directives, the negotiation of all changes and the incorporation of any agreed upon changes into the vendors agreement.\n\nManages the Architecture and Engineering vendors throughout the design and construction phases of the project. Ensures that the creative design intent is maintained during the preparation of design documents by the Architecture and Engineering vendors and other outside parties.\n\nResponsible for the development of a complete cost effective and constructible set of drawings specifically for the facility Architecture/ Engineering of the project.\n\nResponsible for reviewing the drawings and specifications to ensure that they meet the design intent, the creative appearance and are complete and accurate for construction.\n\nMonitors construction in the field including identifying and resolving discrepancies between the construction and drawings and/or design intent. Participates in the management and response to the various requests for information. Evaluates the Architecture and Engineering vendor’s responses to requests for information and the preparation of modification documents.\n\nUnderstand and actively participate in Environmental, Health & Safety responsibilities by following established Meow Wolf policy, procedures, training and team member involvement activities.\n\nAssist in the development of Meow Wolf BIM standards and Guidelines as well ensuring the Architect and their subconsultants are following them throughout project phases.\n\n3D Model management, exporting files as needed to share and collaborate with all vendors.\n\nHighly organized and capable of tracking work related tasks.\n\nCoordinates facility agenda items that are facility related from the Show and Creative teams.\n\nCreates technical design exhibits and sketches to communicate in field and construction clarifications.\n\nActively participate in AOR/EOR page turn, create throughout markups, track and close out outstanding redlines. Package summary of complete and incomplete markups.\n\nIdentify and eliminate design conflicts during construction.\n\nEnsure designs meet applicable building, fire/life-safety, accessibility, environmental, and occupational requirements.\n\nCoordinate permitting and authority-having-jurisdiction reviews.\n\nTrack critical code and compliance decisions.\n\nReview field conditions and proposed deviations.\n\nPerforms weekly building scan for internal record keeping of construction.\n\nOnsite presence for OAC meetings and period site walks.\n\nPerforms other Facility Design Manager duties as assigned.\n\nJob Requirements\nLicensed Architect or in process of taking exams required\n\nBachelor’s degree in Architecture, or Engineering from an accredited university or college is required.\n\n7-10 years of turn-key project experience, preferably within the entertainment industry, is required.\n\nSupervisory and contract/vendor management experience. Hand and Computer drawing/drafting skills required.\n\nExperience with AutoCAD Revit, Navisworks Manage, Sketch Up, Autodesk Construction Cloud Design Collaboration, Model Coordination and Build modules required. Familiarity with BIM technology and best practices.\n\nKnowledge of forecasting and budget allocation techniques.\n\nWorks well in a multi-faceted team environment.\n\nFamiliarity with general building codes and life safety requirements.\n\nHigh degree of tact & diplomacy to obtain favorable decisions or maintain good will.\n\nYou are able to cultivate and maintain strong relationships with internal and external stakeholders.\n\nYou bring strong experience creating, understanding, managing and adhering to project budgets, schedules and milestones.\n\nYou are skilled in problem solving as well as anticipating changes within the project scope.\n\nYou hold excellent interpersonal skills, written and oral communication skills, organizational as well as creative thinking essential tools to set you up for success.\n\nExcellent analytical and organizational skills.\n\nProficiency with Google Suite, Autodesk Products and Bluebeam Revu\n\nWork Environment and Physical Demands\nTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
