Manages department personnel by interviewing, hiring, training, evaluating job performance, disciplining, scheduling work and other related responsibilities.\n2. Project leader on new construction projects and plans, and coordinates with outside contractors regarding construction needs. \n3. Collects and stores information on facility blueprints.\n4. Coordinates the maintenance of heating, ventilation and air conditioning of offices and facilities and resolves complaints as they occur.\n5. Advises and consults with managerial and supervisory staff regarding hazardous communication issues and maintains records.\n6. Prepares facilities maintenance reports for corporate use.\n7. Responds to requests for assistance from other departments, attempting to meet the needs described on a timely basis.\n8. Coordinates and responds to divisions within Merit for installation and movement of equipment for building electrical, plumbing, compressed air, or any other utility needs.\n9. Performs a variety of related duties to ensure that facilities are maintained and that safety goals are achieved, as required.\nESSENTIAL PHYSICAL/ENVIRONMENTAL DEMANDS\nLifting -- Not to exceed 50 lbs. - local practice may apply.\nWriting\nSitting\nStanding\nBending\nVision\nColor perception\nDepth perception\nReading\nField of vision/peripheral\nFine motor skills\nNoise\nChemical vapors\nSUMMARY OF MINIMUM QUALIFICATIONS\nEducation and/or experience equivalent to a Bachelors Degree in a related field.\nA minimum of six years of facilities coordination and maintenance experience. \nKnowledge of maintenance methods and techniques\nAbility to resolve problems on a timely basis.\nAbility to work effectively with people at all levels of an organization and function as a team member.\nKnowledge of safety related issues and principles.\nAbility to maintain records and prepare reports.\nDemonstrated computer skills preferably spreadsheets, word processing, database and other applicable software programs.\nPREFERRED QUALIFICATIONS\nCMMS software application experience.\nCOMPETENCIES\nSupervisory process\nSpace/furniture/computer facilities coordination\nHeating/ventilation/air conditioning coordination \nReports\nCOMMENTS\nInfectious Control Risk Category II:\nThe risk category explains whether or not employees are likely to come into contact with blood or body fluids while performing their jobs.
