This role includes communicating and collaborating with Owners, Development, Project Engineers, Superintendents, Architects, Engineers, Subcontractors, and other General Contractors/Construction Managers. The position will work closely with the Construction team, Development team, and Property Management team to ensure the projects are delivered On Time and On Budget and are consistent with Milhaus standards. This role is critical in setting up our projects for success.\nTeam closely with Project Superintendent to lead all aspects of a construction job. Play the lead driver role in developing the schedule and budgets for the project. \nBid projects and aid with contracting with all subcontractors and purchasing of all materials for each assigned project \nPrepare cost estimates for proposals and bids in conjunction with the pre-con team. Solicit bids and estimates from subcontractors and suppliers. Prepare work scopes, subcontracts and purchase orders\nMonitor all OSHA Construction Safety Standards including reporting\nPrepare or aid in preparation of outline specifications and proposals for Pre-construction projects\nCost evaluation and plan review of pre-construction proposals and projects\nMonitor and update all project paperwork including change orders, RFI’s, submittal logs, monthly project reports, dashboards, etc.\nEnforce that project specifications and design are met and adhered to\nReview costs of projects based on information from the Accounting Department and forecast cost reports based on information provided\nReview actual costs of each completed project based on information provided by the Accounting Department and project monthly “cost tracking” forecasts \nManage the design teams, working closely with the Developers through the process. \nCreate pre-qualification standards and process for MC vendors in various markets. \nLead in solution minded value engineering that balances the costs, full life cycle costs, schedule, maintenance, and initial development requirements. \nReview each phase of documents and fills gaps in scope while providing trackable feedback in a collaborative manner that sets the standards for document quality. \nMentor the project’s Assistant Project Manager and/or Project Engineer.\nOther duties as assigned.\nRequirements\nTo perform this position successfully, an individual must be able to perform each essential duty satisfactorily.
