Their leadership connects project planning with field execution, ensuring teams have the resources and direction needed to deliver successful outcomes.\nKey Impact / Purpose\nDeliver safe, on-time, on-budget projects that meet client requirements and quality standards.\n\nStrengthen client, field, and subcontractor relationships through clear communication and proactive issue resolution.\n\nAchieve project financial targets through accurate forecasting, cost control, and effective resource management.\n\nDuties and Responsibilities:\nLead projects involving facility upgrades, equipment installations, HVAC and building system improvements, and modifications to buildings and property.\n\nReview contracts, confirm project scope, and contribute to pre-construction planning and estimating.\n\nDevelop and manage project budgets, schedules, labour plans, and procurement requirements.\n\nProcure equipment and subcontractor services and issue purchase orders.\n\nCoordinate foremen, subcontractors, suppliers, and internal teams to maintain project progress.\n\nReview labour budgets and plans with foremen, monitor field productivity, and forecast final labour requirements.\n\nManage project administration, change order pricing, billing, and collection activities in line with management’s quarterly KPI targets.\n\nPrepare and update monthly financial forecasts and work-in-progress (WIP) reports.\n\nParticipate in estimating turnover, pre-construction, project status, and post-construction meetings.\n\nAttend client and construction meetings and communicate decisions and requirements to field teams, subcontractors, and suppliers.\n\nConduct site progress walks, identify issues, and develop plans to resolve them.\n\nManage and coordinate equipment and system commissioning.\n\nMaintain safety standards throughout project planning and execution.\n\nEstablish and maintain relationships with general contractors and owners, identifying opportunities to support their ongoing building service needs.\n\nMust haves:\nMinimum of two (2) to three (3) years of related experience with facility systems, buildings, HVAC, and property.\n\nPost-secondary education or an equivalent combination of education and experience.\n\nExperience reading and interpreting construction drawings and documents.\n\nProficiency with Microsoft Office, including Excel, Word, Outlook, and PowerPoint, and computerized scheduling tools.\n\nAbility to develop, monitor, and manage project schedules.\n\nKnowledge of construction costs, budgets, and construction processes.\n\nStrong communication and interpersonal skills, with the ability to maintain effective working relationships in office and field environments.\n\nAbility to manage conflict, resolve problems, and respond effectively to urgent project issues.\n\nStrong organizational, time management, and project management skills.\n\nAttention to detail and a collaborative, resourceful approach.\n\nNice to haves:\nMinimum of two (2) years of experience as a Project Manager in construction.\n\nKnowledge of basic accounting principles.\n\nThis is a new position.\nExpected annual compensation: $105,000-$115,000\nModern Niagara Building Services offers a competitive total compensation package including:\nPerformance-based bonus opportunities\n\nDefined Contribution Pension Plan with a generous employer contribution\n\nFlexible Health and Dental benefits with tiered options to meet the needs of you and your family\n\nAn annual health spending account to support your overall wellness\n\n24/7 confidential support through our Employee and Family Assistance Program with access to comprehensive resources and professional services\n\nA competitive vacation package with additional vacation granted throughout your tenure with the organization\n\nEmployer Paid Parental Leave Top Up\n\nAnnual Community Day dedicated to volunteering and giving back to the communities where we live and work\n\nCorporate Discounts through various vendors across Canada for programs such as fitness, mobile phones, travel, home and auto insurance, and many others\n\nHere at Modern Niagara Building Services, because we know our people are the best in the industry, we pride ourselves on providing a total compensation package that rewards employees for their hard work and supports employees and their families in their overall wellbeing.\nAbout Modern Niagara Building Services\nWho We Are\nModern Niagara Building Services, a proud part of BCTS, is a trusted partner for building owners and facility managers across Ontario.
