This role is primarily responsible for day to day operations of an assigned portfolio of buildings (at least 300-400 units) including: leasing, building operations and capital projects. Community Managers are confident leaders, possessing excellent communication skills with the ability to evaluate economic trends, profitability and marketing issues. This role requires the ability to work under pressure, handle varied emergency situations and to troubleshoot operational and management problems unique to an assigned area.\nLocations:\nThis person would be working out of 100 Gowan Ave, East York, ON M4K 2E2, noting that they will be asked to go to some of the locations within Toronto, inclusive but not limited to:\n80 Gowan Ave, East York, ON M4K 2E1\n\n569 Broadview Ave, Toronto, ON M4K 2N8\n\n9 Tennis Crescent, Toronto, ON M4K 1J4\n\n833 Kennedy Rd, Scarborough, ON M1K 2E3\n\n600 Kingston Rd, Toronto, ON M4E 1R1\n\nHow You’ll Make a Difference\nCustomer Service:\n\nEnsure that a superior level of co-operation, service and support is provided to residents\n\nConfirm resident issues and service requests are promptly addressed\n\nEnsure building standards are maintained to a high level, and that site-level staff are performing duties in a professional manner\n\nTrain site-level staff on Morguard's standards of Customer Service\n\n2. Leasing\nDemonstrate excellent sales/leasing skills by minimizing vacancy (maintaining 100% occupancy)\n\nShow suites and process resident applications and lease agreements with regular reporting to the Regional Office\n\nResponsible for enforcing the terms of lease agreements, such as rent collection, rules and regulations, and following procedures of serving notices to residents\n\nAssist in the implementation of marketing initiatives and related leasing functions\n\n2. Operations:\nManage assigned portfolio of buildings to improve efficiency and reduce operating costs\n\nConduct inspection of grounds, facilities, and equipment to determine if repairs or preventative maintenance is required on a weekly/daily basis to monitor performance\n\nDiscuss possible renovations or improvements with Regional Manager or Property Manager\n\nEnsure apartment complex is maintained and cleaned in accordance with company standards\n\nObtain quotes or bids from contractors for repairs, renovations and maintenance\n\nSupervise contractor work to ensure it has been completed and review invoices\n\nResponsible for ensuring that day-to-day operations of the building are carried out (general maintenance and cleaning)\n\nAbility to coordinate after hours’ emergencies as required\n\nWorking knowledge of legislation pertaining to the Residential Tenancy Act\n\nAbility to represent company at Landlord Tenant Board hearings\n\n3. Management:\nDirectly manage on-site Team Members including but not limited to: Building Managers, Assistant Building Managers, Maintenance Associate and Cleaners\n\nResponsible for planning, assigning and directing work\n\nAssist in training on-site Team Members (including but not limited to Building Managers, Assistant Building Managers, Maintenance Associates and Cleaners) with operational procedures\n\nAnalyze and resolve work problems or assist staff in solving work problems\n\nInitiate or suggest plans to motivate workers to achieve work goals\n\n4.
