If selected, the candidate will be required to sign up with the Union. The Equipment Maintenance/Operator is accountable to the Building Manager for the inspection, maintenance, troubleshooting, repair, and installation of mechanical equipment and building systems within the complex, to ensure uninterrupted performance of all building systems and programs, and the general satisfaction of the tenant.\nHow You’ll Make a Difference\n1. Mechanical Systems Maintenance\nWill be responsible for inspecting, maintaining, and repairing a wide range of mechanical building equipment, including pumps, motors, gearboxes, cooling towers, air handling units (AHUs), exhaust and supply fans, domestic water systems, hydronic heating systems, conveyor and loading dock equipment, as well as compressors and associated mechanical systems.\nWill perform both preventive and corrective maintenance activities in accordance with established maintenance schedules to ensure the reliable operation of building systems and equipment. Will troubleshoot mechanical equipment malfunctions, diagnose root causes, and implement effective repairs to minimize downtime and maintain operational efficiency.\n2. Building Operations Support\nResponds to tenant service requests related to mechanical equipment and systems in a timely and professional manner. Support emergency response activities involving building mechanical systems, helping to restore operations and ensure occupant safety during critical situations.\nWill assist with seasonal system changeovers and major building shutdown activities, ensuring all equipment is properly prepared and brought back into service as required. Monitor the performance of mechanical equipment, identify opportunities for improvement, and recommend solutions that enhance reliability, efficiency, and overall system performance.\n3. Safety & Compliance\nWill adhere to all Occupational Health and Safety requirements, company policies, and safe work procedures to maintain a safe working environment for themselves, building occupants, and fellow employees. Will perform Lockout/Tagout (LOTO) procedures when servicing or repairing equipment to ensure all energy sources are properly isolated and controlled.\nWill ensure that all maintenance, repair, and installation activities comply with applicable building codes, regulatory requirements, and industry standards. Will actively participate in hazard assessments, safety meetings, and incident investigations, contributing to the continuous improvement of workplace safety and risk management practices.\n4. Contractor Coordination\nWill assist in coordinating and overseeing contractors performing mechanical work to ensure all activities are completed safely, efficiently, and in accordance with project requirements. Will verify the quality of contractor work and ensure compliance with site standards, specifications, and applicable regulatory requirements.\nWill support project commissioning activities and participate in equipment acceptance processes, helping to ensure that new or upgraded mechanical systems are installed, tested, and operating as intended before being placed into service.\nAny other job-related duties and/or projects that may be assigned.\nThe Expertise You’ll Bring\nMinimum 3-5 years of experience maintaining commercial, industrial, or institutional mechanical systems.\n\nStrong troubleshooting skills involving rotating equipment and mechanical systems.\n\nExperience reading blueprints, schematics, technical drawings, and O&M manuals.\n\nFamiliarity with preventive maintenance programs.\n\nValid driver's license.\n\nAbility to lift up to 50 lbs (23 kg).\n\nWork at heights and within mechanical rooms.\n\nFrequent walking, climbing ladders, bending, kneeling, and lifting.\n\nAbility to respond to after-hours emergencies when required.\n\nCore Competencies\nMechanical Troubleshooting\n\nEquipment Reliability\n\nPreventive Maintenance\n\nSafety Awareness\n\nCustomer Service\n\nCommunication Skills\n\nProblem Solving\n\nTime Management\n\nTeamwork and Collaboration\n\nAdaptability\n\nPreferred Qualifications and Experience\nExperience in commercial real estate or building operations is an asset.\n\nForklift, aerial lift, rigging, and fall protection certifications is an asset.\n\nFirst Aid/CPR certification is an asset.\n\nIndustrial Mechanic Red Seal Certification is an asset.\n\nWhy You’ll Love Working at Morguard\nAt Morguard, we’re committed to creating an environment where our people can thrive.
