This position is responsible for the end-to end delivery of project /program objectives, ensure quality and process improvements, deliverable timelines, and value-added service are met.\nHow You’ll Make a Difference\n1. Project Management:\nManage and execute the planned capital program within assigned portfolio.\n\nWork closely with the Internal team members to coordinate an organized, least disruptive impact of projects to residents.\n\nDefine scope of work, project budgets and obtain required approval documentation.\n\nActively manage all assigned projects to ensure delivered on schedule, within budget and to required quality specifications.\n\nResponsible for sourcing, negotiating and hiring all consultants and contractors.\n\nEnsure the cost-effective management of all processes related to the projects.\n\nManage internal and external resources to achieve project objectives.\n\nMaintain compliance of departmental operating processes & procedures.\n\nPerform regular documented reviews and issue updates to project stakeholders.\n\nInvestigate damage, accidents or delays at project sites and take corrective action as required.\n\nPrepare project approval recommendations, in accordance with delegation of authority.\n\nLiaise with City officials and other stakeholders (buildings inspectors, property standards, insurance) as required.\n\nLiason with site and operations teams to effectively manage and participate in resolving any unforeseen events, including but not limited to floods, fires, heating issues, etc. This also includes leading full insurance claim files from start to finish.\n\nComplete updates of all project management software (SuiteSpot & Yardi).\n\nEnsure Payscan (issuance of purchase orders & payment of invoices) is managed and maintained in a thorough, complete and timely manner, meeting all Finance Department deadlines.\n\nAvailability outside of regular business hours is required at times to coordinate vendor response and provide critical support during emergency situations, such as fires, floods, or loss of heating.\n\n2. Capital Management:\nWork closely with the Director, Capital to recommend execution strategy for upcoming capital projects.\n\nProvide reporting as required for cash flow, budget/project variance analysis, etc., to various internal and external stakeholders.\n\nUpdate project tracking sheets/PO accruals as required.\n\nAnnual development of project capital and operating budgets for assigned portfolio.\n\nAssess all aspects of infrastructure planning and apply appropriate prioritization to required work.\n\nContinuously improve/cost reduction initiatives.\n\nLiaise with Operations team to ensure technical issues are resolved appropriately and in a timely fashion.\n\nParticipate in Acquisition due diligence, including preparation of a capital plan and coordinating third party reports, as needed.\n\nEnsure/support overall building condition and health as it relates to the successful operation of key building essential services (I.E. heat and water).\n\nThe Expertise You’ll Bring\nPost-secondary education in Business, Engineering, Project Management, Architecture, Interior Design, Construction Management or a related discipline.\n\n3-5 years project management experience is required.\n\nMinimum 1 years’ experience in managing multi-residential or commercial projects is an asset.\n\nProven track record in building and maintaining effective working relationships and credibility with both internal and external parties.\n\nMust have flexibiltiy to travel within an assigned region (up to 30-40%).\n\nCore Competencies\nExcellent communication is required.
