This includes onboarding, training, mentoring and coaching Maintenance Supervisors, assisting maintenance team members in performing complex repairs, troubleshooting, carrying out preventative maintenance, maintaining and improving the condition of property grounds and buildings, and the timely completion of work orders.\nEssential Job Functions\nModels company mission and values\nChampions continuous improvement and regularly champion the execution of strategies to enhance resident satisfaction, work processes and property performance \nAssists maintenance team members in performing complex repairs, troubleshooting mechanical systems, and completing preventative maintenance\nUses all resources available to meet deadlines\nOversees the restoration of vacated apartments to move-in condition for new residents \nConducts maintenance-related inspections, including building and alarm systems \nOversees contractors and inspects their work to ensure the highest quality outcomes \nEnsures work orders are responded to in a timely manner and repairs are completed as required \nConfirms the removal of snow, ice and leaves from sidewalks, walkways, steps and driveways/parking spaces\nVerifies that maintenance team members are complying with all company and OSHA standards\nResponds to on-call emergencies on weekends, evenings, and holidays-resolve as circumstances warrant \nPatrol properties monthly to identify areas in need of cleaning and/or capital improvement, and follow-up on the completion of required work\nEnsures maintenance team members perform and adhere to the preventative maintenance plan/program\nMaintains a professional and courteous demeanor with all residents, prospects, staff and contractors \nSecures MRK equipment to prevent/deter theft \nEnsures company tools and equipment are in optimal condition \nVerifies that team members are adhering to safety guidelines in the operation of all tools and machinery \nReports lease violations to Property Managers\nAdheres to Fair Housing Laws in all resident and prospect interactions \nOnboards, trains, mentors and coaches Maintenance Supervisors, Maintenance Technicians, and Porters. \nHelps new maintenance employees to increase their job proficiency and personal productivity \nProvides feedback and counsel to Regional Property Managers, Property Managers, Maintenance Supervisors, Maintenance Technicians and Porters, as necessary\nOther duties as assigned \nRequirements\nKnowledge, Skills, and Abilities\nHigh school diploma or GED required\nMinimum of seven years of maintenance or construction experience \nFive years of experience as a full-charge residential maintenance technician is preferred\nMinimum of four years supervising 3 - 4 staff members, including advanced leadership training\nHVAC certification is required \nEPA certification is required\nKnowledge of OSHA rules and regulations \nMust be able to work a flex schedule and be on-call for emergencies on weekends, evenings, and holidays \nRequires the ability to read, speak and comprehend the English language \nProficiency in performing plumbing, electric and machinery repair \nAbility to follow direction and work independently\nAdvance analytical and organizational skills\nAdvanced troubleshooting and problem-solving skills \nAbility to work in a fast-paced, action-oriented environment \nRequirements\nMust have hand tools\nANSI approved steel-toe shoes/composite\nMust have a valid Driver’s License\nMust have reliable transportation\nWilling to assist with other properties within the portfolio and surrounding portfolios as needed\nWilling to travel up to 30% of the time \nOur Values\nEmbrace New Ways: obstacles are opportunities, and challenges are catalysts for change\nServe the Community: give back and pay it forward\nDrive to Achieve: ambition and determination - we can achieve anything we can imagine\nPurpose Over Pride: Collaboration, thoughtful listening, and respect guide how we work with each other\nWE’VE GOT YOU COVERED\nWe take pride in supporting the health and well-being of our teammates and their families:\nFull medical, prescription, dental and vision benefits\nCompany paid life and AD&D insurance\nCompany paid short-term and long-term disability\nA 401(k) retirement plan with company match\nPaid time off, accrued based on years of service\nSupplemental insurance for employees and families\nEmployee Assistance Program for confidential counseling\nAdditional paid day off to provide community or charitable services\nPaid holidays;
