This includes performing repairs, troubleshooting, carrying out preventative maintenance, maintaining and improving the condition of property grounds and buildings, and the timely completion of work orders.\nEssential Job Functions\nModels company mission and values\nChampions continuous improvement and regularly execute strategies to enhance resident satisfaction, work processes and property performance \nPerforms repairs, troubleshoots mechanical systems, and completes preventative maintenance\nRestores vacated apartments to move-in condition for new residents \nConducts maintenance-related inspections, including building and alarm systems \nOversees contractors and inspects their work to ensure the highest quality outcomes \nResponds to work orders and completes repairs as required \nRemoves snow, ice and leaves from sidewalks, walkways, steps and driveways/parking spaces\nCompletes janitorial requirements in accordance with the janitorial schedule \nComplies with company and OSHA standards\nResponds to on-call emergencies on weekends, evenings, and holidays-resolves as circumstances warrant \nPatrols property daily to identify areas in need of cleaning and completes requires work-removes trash/debris from property grounds and common areas, keep the dumpster area clean, and vacuum, sweep and mop common areas \nPerforms and adheres to the preventative maintenance plan/program\nMaintains a professional and courteous demeanor with all residents, prospects, staff and contractors \nSecures MRK equipment to prevent/deter theft \nEnsures company tools and equipment are in optimal condition \nAdheres to all safety guidelines in the operation of all tools and machinery \nReports lease violations to the Property Manager \nAdheres to Fair Housing Laws in all resident and prospect interactions \nOversees Maintenance Technicians and Porters for daily responsibilities\nAssists Property Manager with new hire orientation and on-boarding for Maintenance Technicians and Porters\nConducts ongoing trainings for Maintenance Technicians and Porters to ensure property needs are met\nProvides coaching to Maintenance Technicians and Porters to increase their job proficiency and personal productivity \nProvides feedback and recommendations to the Property Manager for Maintenance Technicians and Porters, as necessary\nOther duties as assigned \nRequirements\nKnowledge, Skills, and Abilities\nHigh school diploma\nMinimum of three years of experience as a full-charge residential maintenance technician is required\nTwo years supervising 2 - 3 team members\nSelf-motivated and possesses the ability to provide guidance and direction to others\nHVAC certification is a plus \nEPA certification preferred \nKnowledge of OSHA rules and regulations is preferred\nMust be able to work a flex schedule and be on-call for emergencies on weekends, evenings, and holidays \nRequires the ability to read, speak and comprehend the English language \nProficiency in performing plumbing, electrical and appliance repair \nAbility to follow direction and work independently\nAdvanced troubleshooting and problem-solving skills \nAbility to work in a fast-paced, action-oriented environment \nRequirements\nMust have hand tools\nANSI approved steel-toe shoes/composite\nMust have a valid Driver’s License\nMust have reliable transportation\nWilling to assist with other properties within the portfolio and surrounding portfolios as needed\nWilling to travel up to 15-25% of the time \nOur Values\nEmbrace New Ways: obstacles are opportunities, and challenges are catalysts for change\nServe the Community: give back and pay it forward\nDrive to Achieve: ambition and determination - we can achieve anything we can imagine\nPurpose Over Pride: Collaboration, thoughtful listening, and respect guide how we work with each other\nWE’VE GOT YOU COVERED\nWe take pride in supporting the health and well-being of our teammates and their families:\nFull medical, prescription, dental and vision benefits\nCompany paid life and AD&D insurance\nCompany paid short-term and long-term disability\nA 401(k) retirement plan with company match\nPaid time off, accrued based on years of service\nSupplemental insurance for employees and families\nEmployee Assistance Program for confidential counseling\nAdditional paid day off to provide community or charitable services\nPaid holidays;
