TITLE: Facilities Construction Manager\nDUTIES AND RESPONSIBILITIES:\nMentor junior-level Construction Managers.\nInstall/remove large, medium, and small tools (electrical, mechanical, gas lines, ducting, gas distribution systems, decontamination, earthquake bracing).\nInstall/remove major facilities (electrical, mechanical, gas lines, ducting, gas distribution systems, decontamination, earthquake bracing).\nCoordinate installation and construction projects:\nDevelop detailed Request for Proposal/Scope of Work for Construction.\nObtain construction bids from approved suppliers.\nDevelop budget.\nDevelop appropriate purchase requisitions.\nDevelop detailed Construction Schedules including from major milestones to each task/activity level.\nCoordinate construction activities, proactively schedule all vendors and contactors per approved project schedule.\nManage and monitor daily construction progress, report back to Facility Project Managers.\nCoordinate and attend fire department walk through.\nCoordinate and attend safety walk through.\nCoordinate tool move planning with all vendors and contractors.\nManage all project documentation and compile for review with facilities project manager to close out project.\nUse industry experience to ensure that design and construction contractors comply with safety, electrical, mechanical, environmental, fire, building, and other applicable codes and protocols:\nSupport interview, planning, and design-data-collection as required by APPS LABS.\nAssist in monitoring vendors for safety compliance.\nEnsure project schedules are met.\nSchedule and coordinate all safety walk through and corrective action items.\nCoordinate decontamination walk through with EH&S and required parties.\nProvide additional documentation (blue-line drawings for bids) to project contractors.\nEscalate any constructability/design concerns issues to facilities project manager.\nAssist facilities project manager with scheduling down time for tie-in activities.\nCreate project plans and other documentation for all work performed:\nCoordinate Work Plans Receival and Approval for Contractors/Vendors.\nMonitor project progress and timelines.\nUpdate and monitor plan, as needed.\nCreate and obtain approval for building alert.\nEnsure that Process Gas and Liquid Delivery Installation Checklists are complete and properly filed with project documents.\nEnsure that Chemical Use and Decontaminations checklists are properly filled out and filed with project documents.\nEnsure that conditional and Full Use Checklists are properly completed and filed with project documents.\nEnsure that Project Installation and Commissioning Checklists are properly completed and filed with project documents.\nEnsure that Hot Work Permits are approved, posted, and filed with project documents.\nEnsure that Chemical Authorization Forms are completed and filed with project documents.\nProvide As-Built Drawings to update APPS LABS master file.\nPrepare and track project budgets:\nObtain multiple bids, as required.\nCreate budget for company awarded bid.\nAssist the FPMs track bid against invoices.\nAssist FPM with additional funding and any financial gaps.\nOther responsibilities as assigned by employer and/or client.\nManagement Responsibilities:\nPerform as main interface between client and Employer.\nEnsure compliance to all Service Provider and client policies and procedures.\nResolve Junior CM questions regarding policies, scheduling, billing and purchase order issues.\nReport to Service Provider Management any inconsistencies or problems.\nAssist with workload balance/project distribution concerns for maintaining minimum CM hours.\nPropose improvements in process to facilities project manager.\nRequirements:\n· College Degree with 10+ years of industry experience or 15+ years of industry experience, degree in engineering field is preferred.\n· Knowledge of cleanroom protocols\n· Experience interfacing with members of various departments\n· Excellent organizational skills\n· Strong written and verbal communication skills\n·
