Our team of 1,500+ includes hundreds of engineers with deep expertise across hardware, software and AI R&D.\nThe role \nThe Site Selection & Colocation Manager is responsible for identifying, evaluating, and securing optimal locations for new data center developments and colocation expansions. This role combines real estate strategy, technical due diligence, market analysis, and vendor management to support the company’s global data center growth. The manager will collaborate closely with engineering, construction, finance, legal, and network planning teams to ensure that selected sites meet operational, technical, and business requirements.\nYour responsibilities will include: \nSite Selection & Market Analysis\nLead the end-to-end site selection process for new data center facilities.\nConduct market assessments, including power availability, fiber connectivity, land suitability, regulatory requirements, and risk factors.\nBuild and maintain market intelligence on emerging data center regions, supply trends, energy markets, and colocation pricing.\nEvaluate and shortlist candidate sites through comparative analysis, scoring models, and feasibility studies.\nTechnical & Environmental Due Diligence\nCoordinate environmental, geotechnical, hydrological, and seismic assessments.\nAssess infrastructure availability (power, water, fiber) and future scalability.\nEvaluate construction constraints, climate conditions, logistics access, and permitting feasibility.\nWork with engineering teams to ensure sites meet mechanical, electrical, and network resilience requirements.\nColocation Strategy & Vendor Management\nIdentify colocation providers and evaluate facilities based on technical specifications, SLA requirements, and cost structure.\nLead RFPs, negotiations, and contract execution with colocation and connectivity partners.\nManage colocation lifecycle: renewals, expansions, migrations, and optimization of space/power allocations.\nMonitor vendor performance against SLA, uptime, compliance, and efficiency metrics.\n Cross-Functional Collaboration\nWork with data center design and construction teams to validate site feasibility and development timelines.\nPartner with legal on contract terms, property acquisition, lease terms, and regulatory compliance.\nSupport finance with CapEx/OpEx modeling, ROI calculations, and business case development.\nCoordinate with public authorities, utilities, and permitting agencies as needed.\n Risk Assessment & Compliance\nEvaluate risks related to natural hazards, geopolitical risk, security, environmental constraints, and utility reliability.\nEnsure compliance with local regulations, zoning laws, and corporate standards.\nMaintain documentation for audits, reporting, and internal approvals.\nWe expect you to have: \nBachelor’s degree in Real Estate, Engineering, Business, Geography, or related field.\n5-8+ years of experience in site selection, real estate development, colocation management, or data center infrastructure.\nStrong understanding of data center power, cooling, and network requirements.\nExperience in evaluating colocation providers and negotiating leases/SLAs.\nAnalytical skills in market research, cost modeling, and risk assessment.\nAbility to manage multiple simultaneous projects across regions.\nExcellent communication, negotiation, and stakeholder management skills.\nIt will be an added bonus if you have: \nExperience with hyper-scale or large-scale data center development.\nKnowledge of utility procurement (power, water), renewable energy markets, and substation planning.\nFamiliarity with geospatial tools (GIS), risk modeling, or data center capacity planning.\nUnderstanding of permitting processes and environmental regulations.\nBenefits & Perks:\nCompetitive compensation\nCareer growth and learning opportunities\nFlexibility and ownership\nCollaborative and innovative culture\nOpportunity to work on impactful AI projects\nInternational environment and talented teams\nWhat's it like to work at Nebius:\nFast moving - Bold thinking - Constant growth - Meaningful impact - Trust and real ownership - Opportunity to shape the future of AI \nEqual Opportunity Statement:\nNebius is an equal opportunity employer.
