With a legacy reaching back to 1855 - NP Dodge is known for our professionalism and time-tested management strategies that combine old-fashioned customer service with the latest technology.\nJob Summary: The Maintenance Technician is responsible for performing the general maintenance repairs, preventative maintenance and move-in ready processes for a multi-family and/or mixed-use property. Works to maintain the highest standard of performance, company policy, service, cleanliness, and safety.\nEssential Functions:\nDemonstrates Company Core Values.\nMaintains daily communication with the Maintenance Supervisor/Property Manager; reports on work production, special problems and issues.\nCommunicates effectively with co-workers, residents, and contractors in a courteous and professional manner. \nPerforms necessary landscape maintenance for the assigned property.\nPerforms make-ready service in vacant apartments and communicates on a daily basis the progress of assigned units; may require moving abandoned furniture and other items left by residents or the setup of furniture for a model apartment.\nCompletes service requests, work orders, apartment preps, and preventive maintenance work in a timely manner and in alignment with schedule and service expectations.\nTroubleshoots, inspects, and repairs plumbing, electrical, appliance equipment, cabinetry and fixtures. \nResponsible for snow and ice removal on sidewalks, and other specified areas using shovels, snowblowers, ice melt spreader and other equipment by specified times. \nPerforms the inspection, repair, and maintenance of heating, ventilation, and air conditioning (HVAC) systems to ensure efficient operation and compliance with safety standards.\nInspects, repairs, and maintains and replaces (as needed) household appliances, equipment and fixtures.\nPerforms the maintenance and cleaning of swimming pools, spas, and associated equipment (if applicable to the property).\nMaintains inventory of maintenance materials, supplies, and equipment within budgetary constraints.\nAdheres to all local, state, and federal regulations, including Fair Housing, EPA, and OSHA standards. Maintains accurate records of refrigerant use on approved EPA logs\nReasonable and reliable attendance and timeliness when reporting to work and completing work.\nInteracts well with others.\nOther duties as assigned.\nEducation/Experience/Qualifications:\nHigh school diploma or equivalent; associate’s degree, technical certification or trade school training in HVAC, plumbing, electrical, or related field is preferred.\nMinimum of 1 year of experience in property maintenance or related field.\nEPA Section 608 Certification is preferred (Universal or I AND II).\nAbility to earn and maintain swimming pool operator’s certificate (if applicable to property).\nMaintaining a valid driver's license and reliable transportation for travel between properties and for on-call coverage is required.\nRequired Skills / Abilities:\nStrong technical skills and knowledge of HVAC, plumbing, electrical, appliance, and general building systems. Light carpentry preferred.\nPool maintenance practices and procedures (if applicable to property).\nExcellent communication and interpersonal skills.\nAbility to prioritize tasks, stay organized, manage multiple projects simultaneously, and meet deadlines in a fast-paced environment.\nProficiency in using maintenance tools, equipment, and software systems.\nSpecial Demands:\nResponsible for being on-call and responding to after-hours emergencies.\nSuccessful completion of a pre-employment drug and medical screen.\nRequires the ability to withstand physical activity and navigate the property to include;
