Responsible for maintaining, troubleshooting and repairing or arranging for the repair of all building operating systems. May be assigned to a single building or multiple buildings as the sole engineer along with a team of other engineers, property manager and property assistant. \n Responsibilities:\nResponsible for all preventative maintenance, necessary maintenance and repairs to the buildings’ mechanical, electrical, HVAC, plumbing, life safety, fire protection and security systems to ensure property operations and be able to act upon any conditions out of the ordinary.\nAble to work independently if necessary, while managing/performing day-to-day duties.\nBe responsive to tenant work order requests in the areas of HVAC, plumbing, mechanical, and electrical needs through both personal contact with tenants, management and via work order systems. \nRespond and prioritize all tenant requests in a timely manner.\nOversee and ensure outside service contractors are performing work properly. Supervise general contractor and subcontractors during tenant buildout construction.\nPrepare and maintain maintenance logs and records. Familiarity with preventative maintenance and work order software systems is a plus. \nProvide a monthly narrative of activities to management and/or client highlighting non-routine events such as major projects, significant customer service items and issues/concerns.\nConform to all written operating procedures associated with each site.\nAssist in snow and ice clearing operations, when necessary, including the coordination of plowing and salting activities by outside snow contractors.\nAfter Hours Coverage - A call tree is maintained at each site to provide coverage for assigned properties in case of after-hours building emergencies. \nInterface and work with client(s) and others throughout the company.\nMay be required to perform other non-routine duties, as assigned.\nHigh school diploma.\nMinimum of 2-3 years previous building operations maintenance and/or engineering experience is preferred.\nKnowledge of HVAC, generator systems and energy management systems.\nGeneral computer knowledge.\nExcellent communication and customer service skills, positive approach to job and ability to handle multiple tasks and projects concurrently and make decisions.\nMust have reliable transportation and be able to answer after hours emergencies.\nSalary Range Language\nThe expected rate for this position ranges from $24 to $38 hourly. The actual hourly rate will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held.
