Daily hours are 7am to 3:30\nRoles and Responsibilities:\n Keep building exterior and parking garage free from snow and ice\n Respond to tenant requests and building work orders and complete documentation\nAssist with preventative maintenance tasks and keep records\nFollow schedule and respond to after-hours calls as needed\nAssist with vendors and contractors performing site visits\n Maintain elevator lobbies\nMaintain parking garage and loading dock area\n Maintain exterior grounds: perform trash pick-up, blow leaves in fall, run tractor to remove snow from sidewalks and garage, use salt spreader on sidewalks and in garage, operate power washer\n Operate building equipment including a John Deere Gator, tractor, snow blower, power washer and billy goat\n Keep parts and supplies organized and stocked\n Assist with overtime and non-standard hours as needed\nComplete required training\nQualifications:\n2 years of experience required\nShould have basic understanding of electrical and plumbing - will be required to troubleshoot issues with toilets and change light bulbs and ballasts\nHVAC experience is preferred but is not required. \nAbility to proficiently use hand and power tools\nMust have strong work ethic and be self-motivated\nAbility to work independently as well as with a team\nAbility to prioritize, multi-task and manage time efficiently \nAbility to problem solve and report maintenance needs to the Building Engineer\nMust be capable of receiving instructions and following through \nMust be willing to utilize smart phone provided by company\nMust be able to lift and carry 50 pounds, climb stairs and ladders\nSalary Range Language:\nThe expected rate for this position ranges from $26.00 to $29.00hourly. The actual hourly rate will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held.
