Serving as a key partner to the Development and Construction teams, this individual helps guide projects from initial concept and pricing through finance closing. The role offers a unique opportunity to influence some of the region's most impactful development projects while collaborating with senior leadership and a diverse team of experts across development, construction, finance, design, legal, and property management.\nSuccess in this role requires a strategic mindset, strong project management skills, and a passion for turning complex development visions into reality. The Operations Project Manager is entrusted with driving schedules, coordinating critical stakeholders, maintaining budget objectives, and ensuring compliance requirements are met, helping to deliver high-quality communities that create lasting value for residents and neighborhoods.\nJob Details\nConsultant Engagement and Coordination:\nEngage and direct external design consultants, oversee consultant coordination meetings.\nBuild and maintain the soft cost/pre-development budget.\nCoordinate and manage project and stakeholder timelines and the resolution of coordination challenges to ensure project success.\nCoordinate initial pricing and scheduling with centralized construction resources.\nProject Planning and Execution:\nReview and identify risks, develop a working knowledge of due diligence and entitlement conditions, and implement risk mitigation strategies.\nDevelop a detailed entitlement schedule, engage with local authorities early, and conduct thorough due diligence on zoning and permitting requirements.\nMaintain a detailed project budget, conduct regular cost reviews, and ensure sufficient contingency funding is available based on project specific factors.\nDevelop the initial project execution plan, guided by the developer's project vision and feedback from the CFT, tracking potential risks and mitigation plans.\nCoordinate and prepare materials for executive committee meetings.\nWork alongside assistant project manager and administrative staff to coordinate administrative duties, including contract processing and payment of fees\nApplications and Compliance:\nManage and track soft-funding and other applications with consultant assistance (where applicable).\nInput budget data and validate information.\nTrack project compliance requirements.\nReview and administer consultant contracts.\nEnsure accurate project milestones and risk reporting.\nInformation Management and Coordination:\nManage the flow of information for schedule milestones and budgets.\nRun financial closing calls and checklists.\nIdentify and address potential risks related to schedule milestones, budgets, and financial closings.\nIn partnership with internal legal team, manage outside counsel for progress towards closing and resolution of project specific issues.\nSubmit design-related applications and obtain demo/building permits.\nCoordinate financial closing issues requiring additional input.\nConstruction and Handoff:\nMonitor and track construction progress and manage the development budget, ensuring alignment with Construction’s ongoing management of hard cost budgets, buyouts, and overall project objectives.\nPartner with construction and consultants to address and resolve field issues.\nReview potential change orders arising from plan issues/revisions.\nManage the transition to property management and asset management.\nHandle cost certification and conversion.\nFinancial and Regulatory Management:\nComplete tax credit and soft money applications.\nManage processes with housing credit agencies, housing authorities, and non-profit partners.\nOversee consultant selection, conceptual pricing, tax credit applications, project execution plan, executive committee package, land management, entitlements, and permitting.\nMonitor the project proforma in collaboration with Capital Markets cross functional team members, who retains ownership.\nFacilitate routine reporting on project execution, contract administration, soft cost budget management, soft money applications, continued land management, finance closing management, post-closing contract management, change order review, leasing handoff, and property management coordination.\nQualifications\nEducation:\nBachelor’s degree in civil engineering, Real Estate, Land Planning, or related field preferred.\nExperience:\n5+ years of progressive experience in real estate development or multifamily housing.\nProven track record in leading cross-functional teams, managing due diligence, entitlements, and large-scale projects.\nExperience with financial planning, budget management, and P&L accountability.\nFamiliarity with zoning regulations, real estate debt and equity financing, community engagement, and regulatory processes.\nExpertise in integrated project management and governance frameworks.\nExperience as an “owner’s representative” or similar role, ensuring alignment between construction, development and financial goals.\nProficiency in Microsoft Word, Excel, and Outlook;
