And what to tell the owners while it is being sorted out. That is this role.\nYou will manage the day-to-day maintenance of a portfolio of Australian commercial and strata properties, working fully remote from the Philippines on Australian business hours. Every job is yours from the moment it is reported through investigation, quoting, approval, coordination and completion - plumbing, electrical, roofing, waterproofing, leaks, painting, carpentry, glazing, doors, access systems and general building repairs.\nIt is a high-volume role across multiple sites, and it suits someone with hands-on technical knowledge who can look at a request and know what it needs - working through the requests themselves, not managing a team who does.\nYou will be choosing which contractor to engage, comparing their quotes and putting a clear recommendation in front of property and strata managers. It is decision-making work rather than passing messages between contractors and clients, and it builds the kind of Australian property and building knowledge that stays with you.\nWhat you’ll be doing\nReviewing incoming maintenance requests across a portfolio of properties and deciding the appropriate next step\nWorking out when an issue needs further investigation, a specialist opinion or additional quotations\nChoosing the right contractor or trade for the job, and coordinating internal technicians, contractors and consultants\nObtaining, reviewing and comparing contractor quotations, then presenting your recommendation\nOwning each job through access coordination, scheduling, follow-up and completion - including reviewing photos, reports and contractor documentation before you close it\nKeeping property managers, strata managers, owners, tenants and building managers informed throughout\nIdentifying urgent and safety-related issues and making sure they are escalated and actioned\nSupporting planned and preventative maintenance, and keeping accurate records of works, quotes and contractor communication\nRequirements\nAt least 2 years in facilities or property maintenance - as a Facilities Coordinator, Facilities Administrator, Facilities Manager, Building Manager or similar\nA practical understanding of building maintenance and the different trades - you can look at a problem and know roughly who needs to fix it\nExperience managing contractors, quotations and repair works\nConfidence dealing directly with property managers, owners, tenants and contractors\nStrong written and verbal English, and the organisation to keep multiple buildings and contractors moving at once\nSound judgement when prioritising urgent, safety-related and routine maintenance\nAvailability to work Monday to Friday, 6:00 AM - 2:30 PM Philippine time\nNice to have\nExperience assessing defects remotely - from photos, written descriptions and contractor reports rather than site visits\nExperience with Australian strata properties, owners corporations or bodies corporate\nExperience with job management, field service, strata management or property management software\nInvolvement in planned or preventative maintenance programmes and compliance servicing\nBenefits\n₱55,000 - ₱60,000 per month\n100% work from home\nFull-time, permanent Philippine employment with Offshore 24/7, supporting an established Australian business\nMonday to Friday, 6:00 AM - 2:30 PM PHT\nComplete WFH equipment provided - company laptop and all equipment required for your role\nHMO coverage from Day 1\n20 days paid leave per year - 15 annual leave + 5 sick leave, accruing from Day 1\n13th month pay\nGovernment-mandated benefits\nAnnual rate and performance review\nComprehensive training and ongoing professional development\nRegular staff events and team activities\nBefore you apply: this role needs at least 2 years in facilities or property maintenance, and a real working knowledge of the trades behind common building repairs.
