Then, watch for a unique link in your email to apply.\nThe Senior Property Manager (SPM) provides leadership for key property management functions at Square One Shopping Centre, with particular emphasis on tenant relations, guest services, employee engagement, property administration and business reporting.\nReporting to the Director, the SPM directly leads the Assistant Property Manager, Guest Experience Manager, and the Property Services Coordinator. The role works collaboratively with Operations, Security, Marketing, Leasing, Development, Legal, Finance and other internal partners to align site resources, support corporate initiatives and maintain Square One’s service standards and brand experience.\nThe SPM is expected to be a visible and responsive leader across the property. In the Director’s absence, the SPM assumes overall leadership of the Centre and acts as Incident Commander in accordance with the Emergency Management Plan.\nYou Will Be Responsible For\nTenant and Stakeholder Relations\nRespond to and resolve tenant and guest inquiries regarding property policies, procedures and other issues that may arise.\nBuild and maintain strong relationships with internal and external stakeholders, tenants, community partners, and union and non-union employees.\nManage tenant relationships with a responsive, diplomatic and decisive approach.\nCoordinate and communicate with tenants before, during and after tenant changes, construction projects, property updates and other activities that directly or indirectly affect the Centre.\nRepresent Square One through relevant industry associations and community initiatives.\nGuest Services and Employee Engagement\nProvide direction and leadership to the Assistant Property Manager, Guest Experience Manager, and the Property Services Coordinator establishing clear priorities, accountability and alignment with property objectives.\nLead employee engagement efforts that support a consistent, high-quality service and shopping experience.\nFacilitate and champion property-level hospitality and employee engagement programs to deliver a consistent brand experience throughout the Shopping Centre.\nEnsure guest service initiatives align with property objectives and applicable national programs.\nAct as a liaison among property departments to support a clear, timely and consistent flow of communication.\nConduct regular property inspections and follow through on identified issues and opportunities.\nProperty and Office Administration\nOversee property management and office administration activities within the scope of the role, ensuring timely follow-up, accurate documentation and effective service delivery.\nProvide leadership, coaching and mentorship to direct reports and support their professional development.\nWork with the appropriate departments, including Legal and Finance, to respond to and follow up on escalated legal, receivables and documentation matters.\nCoordinate property activities with the Senior Operations Manager and other functional leaders, as required.\nCoordinate financial and administrative matters with the Senior Manager, Portfolio Administration, as required.\nEnsure property communications, tenant resources, invoice administration and related management office functions are completed accurately and efficiently through the appropriate team members.\nIn the absence of the Director, assume overall leadership of the Centre and act as Incident Commander in accordance with the Emergency Management Plan.\nFinancial Planning and Reporting\nProvide guidance and coordination for multi-year budget preparation and regular forecasting, including sustainable operating budgets and capital plans.\nAlongside the Director, support the accurate preparation, entry and analysis of leasing budgets and quarterly forecasts.\nCollaborate with Leasing to provide property information related to market share, sales projections and category analysis.\nCoordinate monthly reporting, including analysis of tenant sales and customer traffic data.\nWork with the Director and the appropriate property team members to prepare quarterly corporate updates for co-owner and executive teams, and participate in related presentations.\nOversee monthly and annual operating accruals and coordinate non-recoverable tenant construction chargebacks.\nLiaise with Legal, Marketing, Leasing, Development and other departments to ensure the Square One brand and vision are maintained to a high standard.\nLeadership and Centre Oversight\nPromote a collaborative, accountable and service-oriented culture across the property team.\nSupport the implementation of corporate initiatives by aligning site-level resources and coordinating cross-functional execution.\nIdentify operational risks, service gaps and improvement opportunities, and work with the appropriate teams to implement solutions.\nServe as a senior property representative with tenants, guests, employees, partners and other stakeholders.\nRequired Skills & Experience\nMinimum of five years managerial experience in commercial real estate property management.\nBachelor’s degree with a focus in real estate, business or a related field.\nExperience leading and developing employees in a dynamic, service-focused environment.\nDemonstrated financial acumen, including experience with budgeting, forecasting, reporting and data analysis.\nExcellent written and verbal communication skills, with the ability to manage sensitive or escalated matters professionally.\nStrong relationship-building, collaboration, team-building and stakeholder-management skills.\nSound judgment, diplomacy, decisiveness and the ability to manage competing priorities.\nStrong strategic and commercial thinking, with the ability to consider broader business objectives, opportunities, and impacts when making decisions.\nPreferred Skills & Experience\nRetail operations or shopping centre property management experience is considered an asset.\nIndustry designations such as Certified Shopping Centre Manager (CSM), Certified Retail Real Estate Professional (CRRP), Certified Retail Executive (CRX), Real Property Administrator (RPA), or Certified Property Manager (CPM) are considered assets.\nProficiency with Microsoft Office 365 applications, including Word, Excel, Outlook, SharePoint, PowerPoint and Teams.\nDemonstrated adaptability and a continuous improvement mindset, with the ability to identify and implement innovative approaches and process improvements.\nProven ability to champion the tenant and guest experience, with the ability to understand needs and deliver a high level of service.\nThis posting is for an existing vacancy.The expected salary range for this position is $135,000
