This position is responsible for maintenance operations at a campus comprised of multiple buildings. \n\nESSENTIAL RESPONSIBILITIES\nBuilding Maintenance:\nAlongside supervisor, troubleshoots and resolves issues involving building operations systems (e.g. plumbing, electrical, HVAC, boiler systems, flooring, windows, etc.) throughout the campus.\nRespond to on call policies and procedures.\nShovel snow when there is an inch of snow accumulation or more. Holidays/weekends included.\nServes as primary point of contact to all property team members for non-escalated maintenance needs during regular business hours.\nServes as first point of contact for maintenance technicians who need on-call assistance.\nEnforces and follows on-call policies and procedures.\nOccasionally oversees larger repairs and minor capital projects, as assigned by supervisor.\nWorks closely with vendor partners to coordinate any required escorts to occupied units.\nAssigns escort team member based on level of impact their absence will have on properties.\nMonitors and maintains inventory of property maintenance supplies.\nAssists with the coordination and timely completion of preventative maintenance programs for each building.\nPreventative maintenance should take place twice per year, and should include, but are not limited to: smoke detector inspections and battery replacement, filter replacements, leak inspections, pet and/or resident damage notifications, and appliance maintenance (e.g. fridge, stove, dishwasher, washer and dryer, heating elements, etc.).\nIdentifies and corrects any hazardous property conditions immediately, or contains hazard until it can be removed.\nEnsures that all safety logs (I.e. pool, snow removal, and emergency phone logs) are completed as required, and any deficiencies are promptly addressed.\nActively participates in and assists with coordination of weekly maintenance meetings and safety trainings.\nProperty Inspections:\nInspects all properties daily, including interiors and exteriors, in accordance with the Company Hospitality Model.\nUtilizes mobile maintenance platform for inspections/safety walks\nCoordinates inspections for all move-ins.\nUtilizes “theory of left” while inspecting final make-ready units.\nCommunicates any areas of opportunity or action items to Maintenance Supervisor prior to new resident move-in.\nInspects all maintenance shops, storage closets, and parts inventory on a weekly basis.\nEnsures these areas are free of clutter and organized in a manner that enables team members to find items, ensuring minimal lost time.\n\nOTHER DUTIES\nPerforms other duties and projects assigned.\n\nSUPERVISORY RESPONSIBILITIES\nThe maintenance department ensures the safety, functionality, cleanliness, and aesthetics of the interiors and exteriors of buildings, grounds, amenities, and common areas. To this end, the Assistant Maintenance Supervisor assists the Maintenance Supervisor. The Assistant Maintenance Supervisor has zero direct reports but does provide training for maintenance team members according to procedural guidelines and checklists created by the supervisor.\nLeads, coaches, and gives feedback to all maintenance team members to ensure assigned tasks are carried out in a timely manner.\nDelegates resident services requests to members of the maintenance team daily, including completion, close-out of service, and management requests, with consideration for an organized team workflow. \nFrequently checks in with maintenance team members to ensure all are set up for success.\nProvides timely guidance and feedback.\nProvides direct oversight of the make-ready process, including monitoring of make-ready progress on the make-ready tracker.\nStands in for supervisor in their absence.\nMaintains professional and calm demeanor to support management team with supervisory-related requests.\nAs needed, assists with recruiting and interviewing potential candidates for team member positions.\nCommunicates further education opportunities to team members and encourages participation.\nCommunicates questions, concerns, and guidance needs to supervisor.\nReports any team member performance-related issues to supervisor in a timely manner.\nDemonstrates highly effective leadership and supervisory skills at all times.\nKNOWLEDGE, SKILLS, AND ABILITIES\nAbility to effectively present information and respond to questions from onsite staff members.\nAbility to read, analyze, and interpret general business periodicals, professional journals, technical procedures, and government regulations.\nAbility to define problems, collect data, establish facts, and draw valid conclusions. \nAbility to solve practical problems with a variety of concrete variables in situations where only limited standardization exists.\nAbility to perform basic math in all units of measure, including whole numbers, common fractions, decimals.\nBasic computer and software skills.\nAbility to appropriately prioritize and manage multiple requests at once.\nDisplays organized, detailed, reliable approach to duties and communication.\nDisplays consistently professional, collaborative, and responsive approach to customer service and interactions with staff members.\nStrong ability to self-motivate, take initiative, and manage time to accomplish duties and projects independently.\nExhibits excellent judgment and asks for help in critical applications.\nStrong ability to supervise and direct large teams.\nAbility to meet attendance requirements.\nAbility to effectively prioritize workload and schedule.\n\nQUALIFICATIONS & COMPETENCIES\nStrong working knowledge of HVAC, electrical, and plumbing systems; appliance repair; and general carpentry.\nMust maintain a valid driver’s license.\n3 – 5 years leadership experience in multi-family property or hotel environment.\nProficient with MS Office Suite (e.g. Outlook, Excel, Word).\nUnderstanding of Fair Housing legislation.\nAbility to assist with supervision and development of large teams.\nAbility to participate in on-call rotation, as assigned by supervisor.\nMust be able to provide proof of eligibility to work in the U.S.\nHigh School Diploma or equivalent\nStrong customer service and relationship skills required.
