This role plays an essential part in supporting curb appeal, resident experience, and daily property operations.\n\nAs an in-house role, the Grounds Technician provides a higher level of care and responsiveness and works collaboratively with Property Management and Maintenance teams.\n\nESSENTIAL RESPONSIBILITIES\n\nGrounds and Exterior Maintenance\nMaintain landscaped areas including lawns, planters, trees, shrubs, and flower beds.\nConduct routine grounds inspections and address debris, litter, and visible hazards.\nMonitor irrigation systems and report leaks, malfunctions, or seasonal adjustment needs.\nMaintain sidewalks, courtyards, patios, parking areas, garages, and outdoor amenities.\nSupport snow and ice removal operations including shoveling, salting, and monitoring walkways.\nAssist with seasonal landscaping activities such as planting, mulching, pruning, and leaf removal.\n\nCleanliness and Site Appearance\nMaintain cleanliness of exterior common areas, entryways, and high traffic outdoor spaces.\nEmpty trash and debris from common areas as needed.\nMonitor and maintain cleanliness of trash rooms, dumpster enclosures, and compactor areas.\nEnsure dumpster and compactor areas are orderly, free of loose debris, and accessible for service.\nIdentify and report trash related issues including overflow, damage, or safety concerns.\nSupport pressure washing and deep cleaning projects as scheduled.\nIdentify and report graffiti, damage, or site related concerns promptly.\n\nSite Inspections and Safety\nPerform routine site walks to monitor cleanliness, safety, and overall property condition.\nConduct regular lighting checks and replace light bulbs as needed in exterior areas, parking areas, garages, and interior common spaces.\nIdentify and report hazards, safety concerns, or issues requiring maintenance attention.\nMonitor walkways, stairs, and common areas for trip hazards, weather related conditions, or damage.\n\nSeasonal and Special Projects\nAssist with seasonal changeovers including winterization and spring startup.\nSupport setup and breakdown for property events or special projects.\nAssist with holiday décor or seasonal displays as directed.\nParticipate in property improvement projects as assigned.\n\nMaintenance Support\nProvide general assistance to the Maintenance team as needed.\nTransport materials, tools, equipment, and furnishings as required.\nAssist with unit and common area preparation, cleanup, and turnover related tasks.\nPerform hallway and common area paint touch ups as assigned and within training and authorization.\nPerform basic repairs and operational tasks when assigned and within training and authorization.\nReport maintenance issues clearly and promptly through established processes.\n\nOTHER DUTIES\nMay also assist with general maintenance related tasks as needed.\nPerform other duties and projects as assigned\n\nSUPERVISORY RESPONSIBILITIES\nNone\n\nREQUIRED QUALIFICATIONS, KNOWLEDGE, SKILLS, AND ABILITIES \n2-5 years’ experience in grounds or exterior maintenance, landscaping, facilities support, or a related field is preferred.\nAbility to work independently while managing routine responsibilities with minimal supervision.\nStrong attention to detail and pride in maintaining property appearance.\nAbility to work outdoors in varying weather conditions.\nBasic familiarity with landscaping tools and equipment or willingness to learn.\nDependable, punctual, and team oriented with a strong work ethic.\nAbility to work weekdays, weekends, holidays, and occasional overtime based on operational needs.\nFlexibility with schedule to support weather events, seasonal demands, special projects, and coverage needs.\n\nREQUIRED CERTIFICATIONS AND LICENSES\nNone\n\nPREFERRED QUALIFICATIONS, KNOWLEDGE, SKILLS, AND ABILITIES\n\nExperience using landscaping equipment and outdoor power tools\nAbility to perform basic repairs or assist Maintenance as needed\nComfort working independently in varying weather conditions\n\nWORK ENVIRONMENT\n\nWork mostly outdoors with a variety of weather conditions.
