Performs technical and mechanical work that ensures the properties meet the Company’s standards for safety and overall functionality. This position is responsible to lead technicians through all day-to-day operation of all building equipment, including mechanical equipment, maintaining records, and responding to resident requests. This position will also perform repairs and assist in the overall maintenance of the interior and exterior of the property.\nESSENTIAL DUTIES & RESPONSIBILITIES\nUtilize your skills and experience to help troubleshoot and resolve a variety of issues with plumbing, electrical, HVAC, boiler systems, flooring, windows and more. \nAct as stand-in supervisor in the absence of the Service Supervisor. Provide leadership, coaching, and feedback to team members, and ensure that all required tasks are carried out. Maintain a professional and calm demeanor. Support the management team with any supervisory-related requests.\nAssist with delegating and organizing resident service requests amongst the maintenance team daily. This includes completion of service/management requests by the Lead Maintenance Technician.\nUse Service Requests and schedules to increase efficiency, keep track of, and organize the service teams’ daily responsibilities. Supervisor’s requests and emergencies should be top priority.\nRegularly inspect and ensure that necessary common area repairs are made throughout the community. \nAssist with oversight of the property’s make ready process. This includes monitoring of make ready progress on the make ready tracker. Provide frequent coaching to make ready technician and recognize successes.\nIdentify and correct any hazardous property conditions, repairing immediately, when possible. Report all hazardous conditions to supervisor. Ensure that all safety logs (i.e. pool, snow removal, and emergency phone logs) are completed as required, and that any deficiencies are promptly addressed. \nRegularly inspect and ensure that all workstations are kept free and clear of potential hazards. Discuss your findings and provide feedback to team members as necessary.\nAlways maintains awareness of equipment conditions, performing repairs as needed.\nMonitor inventory of property maintenance supplies. Communicate replenishment requests to Maintenance Supervisor in a timely manner.\nAssist with the coordination and timely completion of preventive maintenance on property equipment and apartment homes.\nAssists with the implementation of safety procedures, equipment, and protective clothing requirements as required by OSHA, etc.\nAssist with implementation of the Global Harmonization System (GHS), including maintaining Safety Data Sheets (SDS), labeling, storing, and handling of materials, etc.\nAttendance and punctuation are essential job functions for the Lead Service Technician. You will be required to report to work as scheduled and expected to arrive on time, daily.\nAssist with recruiting and interviewing potential candidates as needed. Encourage and communicate further education opportunities to team members. Assist with onsite training.\nOn call policies and procedures are required.\nWhen there is an inch of snow accumulation or more, it is required to shovel snow. Holidays are not excluded from snow removal duties.\nMay be requested to assist in other areas of property including painting, grounds keeping, trash pick-up, pool maintenance, housekeeping, office support, etc. depending on property needs.\nSUPERVISORY RESPONSIBILITIES\nDirectly oversees maintenance technicians’ day to day operations\nStand-in supervisor during Maintenance Supervisor’s absence\nKNOWLEDGE, SKILLS, & ABILITIES\nAbility to solve practical problems with a variety of concrete variables in situations where only limited standardization exists.\nAbility to appropriately prioritize and manage multiple requests at once.\nStrong ability to self-motivate, take initiative, and manage time to accomplish duties and projects independently.\nAbility to climb ladders\nGeneral knowledge of hand and power tools. Must own basic hand and power tools.\nGeneral knowledge of electric, plumbing, HVAC, flooring, mechanical and carpentry\nStrong customer service required.
