This position is responsible for all day-to-day operation of all building equipment, including mechanical equipment, maintaining records, and responding to resident requests. This position will also perform repairs and assist in the overall maintenance of the interior and exterior of the property.\n\nESSENTIAL DUTIES & RESPONSIBILITIES\nRepairs, maintains, and installs machines, tools, and equipment to ensure continuous operation.\nRespond to resident/management requests and Service Requests.\nCollaborates with maintenance staff to perform ongoing preventative maintenance. \nAssists with the implementation of safety procedures, equipment, and protective clothing requirements as required by OSHA, etc.\nAssist with implementation of the Global Harmonization System (GHS), including maintaining Safety Data Sheets (SDS), labeling, storing, and handling of materials, etc.\nMaintains orderly, well-organized, clean equipment rooms and shop areas.\nMaintains department inventory, including proper storage and knowledge of appropriate use.\nAlways maintains awareness of equipment conditions, performing repairs as needed.\nMaintains awareness of potential building energy conservation strategies and communicates these to supervisor.\nMaintains awareness of and corrects debris and other unsightly conditions on property.\nPerforms maintenance, repairs, and alterations in residential units.\nAssists supervisor in coordination of building operations.\nPerforms duties in accordance with building standards and management requirements.\nContinuously gains new skills in building systems operations, including Control Systems, HVAC Systems, Fire & Life Safety Systems, Security Systems, Preventive/Predictive Maintenance, Electrical Systems, Plumbing Systems, Key Control, Roofing Systems, Elevators, Structural Systems, Architectural, and Exterior Façade, etc.\nUtilize your skills and experience to help troubleshoot and resolve a variety of issues with plumbing, electrical, HVAC, boiler systems, flooring, windows and more.\nAttendance is an essential job function.\nAdhere to on call policies and procedures as required.\nSnow removal (shoveling) is required after accumulation of one inch or more, including holidays.\nMay be requested to assist in other areas of property including painting, grounds keeping, trash pick-up, pool maintenance, housekeeping, office support, etc. depending on property needs.\nSupport Tier 1 techs – Training and Guidance on company standards and practices\nAble to perform task and duties within a timely manner with light supervision \nAssists with safety inspections. \nAssigned advanced level tasks and work requests as dictated by Asst. Supervisor/Multi-site Supervisor\n\nKNOWLEDGE, SKILLS, & ABILITIES\nAbility to solve practical problems with a variety of concrete variables in situations where only limited standardization exists.\nAbility to appropriately prioritize and manage multiple requests at once.\nStrong ability to self-motivate, take initiative, and manage time to accomplish duties and projects independently.\nAbility to climb ladders.\nGeneral knowledge of hand and power tools. Must own basic hand and power tools.\nGeneral knowledge of electric, plumbing, HVAC, flooring, mechanical and carpentry.\nStrong customer service required. Position requires moderate level of verbal and written communication. \nAble to multitask, prioritize and maintain a professional demeanor in stressful situations.\nAbility to meet attendance requirements.\nAbility to effectively prioritize workload and schedule.\n\nQUALIFICATIONS & COMPETENCIES \nBASIC\nHigh School Diploma or equivalent; or 4 years of relevant work experience \n4+ years' experience in similar tech roles OR held Tech 1 position for 1+ years \nUnderstanding of Fair Housing laws\nMust be able to provide proof of eligibility to work in the U.S\nPhysical Requirements:\n% of Work Time\nMust have the ability to remain in a seated position.\n20%\nMust have the ability to speak and hear clearly.\n100%\nMust have the ability to lift office products and supplies, up to 50 lbs.\n80%\nMust have the ability to stoop, kneel, bend and reach.\n100%\nMust have dexterity to use and manipulate hand and power tools\n50%\n\nPREFERRED\nCertified EPA\nCertified CPO\nRelevant industry or accounting experience preferred \nContinuing education or college degree preferred\nSCHEDULE\nThis position is full time permanent.
