Supervises a staff of employees in the maintenance of buildings, grounds and equipment.\nResponsibilities\nThe list of essential functions, as outlined herein, is intended to be representative of the duties and responsibilities performed within this classification. The omission of an essential function does not preclude management from assigning duties not listed herein if such functions are a logical assignment to the position.\nOversees preventive maintenance programs of mechanical, electrical, plumbing, HVAC and all physical plant systems and grounds of assigned area \nActs as liaison between contractors and OneBlood and monitors construction projects to ensure that procedures, materials and equipment comply with approved project plans, specifications, samples, OneBlood standards and quality; verifies project completion \nAssists in the planning and implementation of offices, work stations, laboratories, and production lines in order to maximize productivity and the use of available space \nEnsures that established efficiency and safety targets are met \nMaintains maintenance records and schedules as required \nParticipates with state, federal, insurance and regulatory inspections \nMaintains access control and building control regarding assigned area of responsibility \nEnsures performance planning, coaching, and evaluations occur per policy \nSupervises assigned facilities staff; ensuring all required training is provided\nAvailable for after hour emergency response. \nQualifications\nTo perform this job successfully, an individual must be able to perform each essential duty and responsibility satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.\nEDUCATION AND/OR EXPERIENCE:\nBachelor’s degree and one (1) to three (3) years’ experience with facilities or commercial construction management to include contractor/vendor management with supervisory experience; or an equivalent combination of education, training and/or experience. Knowledgeable of building codes, safety regulations, construction, blueprints, HVAC, electrical, plumbing, structural and mechanical systems.\nCERTIFICATES, LICENSES, REGISTRATIONS AND DESIGNATIONS:\nValid driver’s license and clean driving record required. Certification in one of the following (A/C, Electrical, Plumbing, Building Maintenance) preferred.\nKNOWLEDGE, SKILLS AND ABILITIES:\nKnowledge of facilities management fundamentals, construction methods, machines and tools, architectural and engineering drawings \nKnowledge of facility maintenance planning, property inventory methods, facility condition inspection and assessment methods \nKnowledge of statements or scopes of work, acquisition and contracting procedures, and building codes \nKnowledge of service contracts, contractor performance evaluations, facility warranty agreements, and physical plant operation \nKnowledge of health and safety practices and procedures, environmental safety practices and procedures. \nAbility to read, write and speak English fluently \nAbility to follow complex oral and written instructions \nAbility to communicate effectively orally and in writing \nAbility to work with minimal supervision \nAbility to establish and maintain effective and cooperative working relationships with those contacted in the course of work \nSkill in Microsoft Office applications \nAbility to travel up to 50% of the time \nPHYSICAL REQUIREMENTS:\nThe work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.\nFunctions involve the regular and, at times, sustained performance of moderately physically demanding work and may require occasional lifting, carrying, pushing and/or pulling of heavy objects or materials (up to 50 pounds). Tasks that require moving objects of significant weight require the assistance of another person and/or use of proper techniques and moving equipment.
