The project covers two buildings with approximately 250 residences and premium offices, and is at its earliest stage, before excavation.\nRather than outsourcing, Marfields Group is building its own in-house design and construction team. St. Regis buyers expect extensive customisation of their apartments, so the company needs a team that controls delivery end to end.\nThe role\nThe Project Director leads the delivery of St. Regis Residences Limassol from pre-construction through to handover. This is the senior construction leadership role on the project.\nReports to: CEO, with regular interaction with the Managing Director (Owner)\n\nLeads: Project Managers and the QA/QC Manager\n\nTeam size: around 40-60 people as the project ramps up\n\nLocation: on-site in Limassol, Cyprus\n\nKey responsibilities\nOwn overall delivery of the project: programme, budget, quality, health and safety, and handover.\n\nBuild and lead the construction team, including Project Managers and the QA/QC function.\n\nPlan and sequence the works with the CEO, from excavation through to completion.\n\nSelect, contract and manage main contractors, subcontractors and consultants.\n\nCoordinate closely with the in-house design team so buyer customisations are delivered on time and to standard.\n\nEnsure compliance with Cyprus building regulations, permits and St. Regis brand standards.\n\nReport progress, risks and cost status to the CEO and the Managing Director.\n\nRequirements\nEssential\n15+ years in construction, with senior project leadership of large-scale residential, mixed-use or high-rise developments.\n\nProven track record leading multidisciplinary teams of 40+ people.\n\nStrong command of programme, cost and contractor management on projects of comparable scale.\n\nFluent English.\n\nDesirable\nExperience on luxury or branded residences (hospitality-branded developments a strong plus).\n\nDeveloper-side (client-side) experience.\n\nKnowledge of Cyprus or EU construction regulations and permitting.\n\nEngineering or construction management degree; PMP or equivalent certification.\n\nWhat we offer\nContract: permanent Cyprus employment contract with social insurance and access to the National Health System (GeSY).\n\nTax: eligible employees on salaries above €55,000 may benefit from Cyprus's 50% income tax exemption.\n\nRelocation: flight tickets, help finding accommodation plus the first month's accommodation, and work visa sponsorship for non-EU citizens.\n\nCompany car with fuel.\n\nWorking hours: office 8-9 AM start, 5-6 PM finish with a one-hour break;
