In addition, we offer:\n3 weeks PTO\n\n401(k) match\n\nAnnual education allowance of up to $1,000\n\nReferral program\n\nResidential housing discount after 1 year of continuous employment\n\nFriends and family rates for our Hotel Properties throughout the company\n\nWhat You Will Do\nMonitor, perform, and/or assign incoming work order requests and preventative maintenance tasks.\n\nWork with facilities team, vendors, and property management office to identify problems and repairs in the areas of HVAC, electrical, plumbing, carpentry, and general maintenance repairs.\n\nas well as applicable local, state, and federal laws.\n\nEnsure work order requests are responded to promptly and professionally.\n\nProvide excellent customer service to prospective and current tenants.\n\nRespond promptly to emergency situations (fire, evacuation, equipment failure) and address customer concerns.\n\nMaintain an inventory control program for parts and supplies procurement.\n\nMaintain a comprehensive facility document library, including construction plans, equipment manuals, and compliance documentation.\n\nInspect buildings and grounds to proactively identify deficiencies and required repairs.\n\nAssist with scheduling and communicating with vendors and contractors.\n\nAssist with obtaining bids from outside contractors, as well as oversee contractor work for completeness.\n\nAssists with purchasing maintenance supplies for the property while staying within the planned budget.\n\nCommunicate with management regarding the overall maintenance function of the property.\n\nParticipate in company-provided training such as safety, non-discrimination, and harassment prevention.\n\nComply with all Company National Standards, applicable health, and safety rules and regulations\n\nPerform other duties as required.\n\nWhat You Bring\nMinimum of five years of facilities management experience.\n\nHigh school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and commercial maintenance experience.\n\nExperience in organizing, planning, and leading a team of facilities technicians.\n\nCommunicate effectively, both verbally and in writing.\n\nFrequently sit for extended periods; occasionally stand, walk, reach, handle objects, climb, balance, stoop, kneel, crouch, or crawl.\n\nFrequently lift and/or move up to 50 lbs., climb ladders, and perform physical labor related to maintenance tasks. If a task requires lifting beyond the recommended weight limit, employees will receive appropriate assistance, equipment, or team lifting support in compliance with Cal/OSHA safety regulations.\n\nIn-depth knowledge of HVAC, mechanical, electrical, plumbing, and fire life safety.\n\nMust be highly motivated and able to work independently.\n\nPossess a valid CA driver's license.\n\nPreferred qualifications may include an Associate's Degree in Engineering, Engineering Technology, Electrical, HVAC, or a related field; OSHA 10 certification; and a Weekly Fire Pump Test Certificate.\n\nAbout the Company\nFor over half a century, Onni has been building communities for people to live, work, and play.
