What you will do:
- Oversee multiple large-scale real estate development projects from inception through completion, coordinating external consultants, contractors and internal teams.
- Manage the full project lifecycle, including schedules, development budgets, cash flows, forecasts, milestones and delivery requirements.
- Conduct and coordinate feasibility studies, market research and financial analysis to assess project viability and support development decisions.
- Lead entitlement, rezoning, development permit, building permit and other regulatory approval processes, including negotiations with local authorities.
- Coordinate architects, engineers, contractors and other consultants to maintain alignment with project objectives, approved designs, budgets, schedules and quality standards.
- Monitor construction progress and key project risks, escalating issues and driving solutions to protect schedule, budget and project outcomes.
- Review and coordinate consultant drawings, including architectural, landscape, civil, structural, mechanical and electrical packages.
- Partner with property management, sales, leasing and marketing teams to support project positioning, launch, sales and leasing requirements throughout the development lifecycle.
- Maintain current knowledge of land and development markets, municipal regulations, approval requirements, construction conditions and market pricing trends.
- Build and maintain productive relationships with municipalities, government agencies, community groups, neighbours, consultants and other project stakeholders.
- Prepare and present project proposals, budgets, forecasts, development updates, risks and progress reports to senior leadership.
- Travel to project sites and meetings as required and perform additional duties consistent with the role.
What you bring:
- Bachelor’s degree in Real Estate Finance, Urban Planning, Architecture or a related field.
- Minimum 4 years of progressive experience in real estate development and project management.
- Proven track record in the acquisition, entitlement, development and marketing of residential and mixed-use real estate projects.
- Experience managing consultants, contractors and large-scale multi-family or mixed-use developments.
- Strong understanding of real estate finance, development budgets, cash flows, financial analysis, entitlements, zoning regulations and municipal planning/engineering approval processes.
- Ability to read, interpret and coordinate multidisciplinary consultant drawings.
- Proficiency with project management software and Microsoft Office Suite.
- Excellent communication, negotiation, organization and stakeholder-management skills.
- Strong leadership capability with the ability to manage multiple projects and priorities in a fast-paced environment.
- Ability to build and maintain positive relationships with government agencies, consultants, contractors, community stakeholders and internal teams.
- Familiarity with sustainable building practices and green building certifications is an asset.
- Willingness to travel as required for project site visits and meetings.
Salary Range:
$150,000 base salary, plus performance-based bonus.
