In addition, we offer:\n3 weeks PTO\nAnnual education allowance of up to $1,000\nReferral program\nResidential housing discount after 1 year of continuous employment\nFriends and family rates for our Hotel Properties throughout the company\nWhat You Will Do:\nManages and supports project teams consisting of 5-20 staff members including Project Coordinators, Project Engineers, Assistant Project Managers, Project Managers, and Superintendents.\nPlans the projects in order to accomplish its goals within constraints such as schedule, cost and agreed quality standards.\nDefines project scope, goals and deliverables that support business goals in collaboration with senior management and stakeholders.\nManages communication and sets project expectations to team members and stakeholders in a timely fashion and on an ongoing basis.\nEstimates the resources and participants needed to achieve project goals.\nAttends design meetings and provides constructability comments and direction on drawings.\nResponsible for drafting and submitting budget proposals and recommends subsequent budget changes as necessary.\nNegotiate and execute contracts and change orders for subcontractors and consultants.\nDetermines and assesses need for staffing and/or consultants and make the appropriate recruitments, if necessary, during project cycle.\nDelegates tasks and responsibilities to appropriate personnel.\nIdentifies and resolves issues and conflicts within the project team.\nPlans and schedules project timelines and milestones using appropriate tools.\nDevelop and deliver progress reports, proposals, requirements documentation, and presentations.\nDetermines the frequency and content of status reports from the project team, analyze results, and troubleshoot problem areas.\nProactively manages changes in project scope, identifies potential crises, and devises contingency plans.\nDefines project success criteria and disseminates them to involved parties throughout project life cycle.\nCoaches, mentors, motivates and supervises project team members and contractors, and influences them to take positive action and accountability for their assigned work.\nManagers and conducts performance evaluations for direct reports.\nBuilds, develops, and grows any business relationships vital to the success of the project.\nConducts project postmortems and creates a recommendations report in order to identify successful and unsuccessful project elements.\nDevelops best practices and tools for project execution and management.\nPhysically able to participate in training sessions, presentations, and meetings.\nPerforms other duties as assigned.\nWhat You Bring\n10+ years of experience in project/development manager.\nAssociates Degree or higher in Project Management or related field.\nDemonstrated knowledge of construction and building codes required.\nProficiency in MS Project, MS Outlook, MS Word, MS Excel, and MS Windows.\nAbility to guide, direct, and coordinate a department with five or more employees.\nDemonstrated ability to effectively run a department in an efficient manner.\nAbility to read, analyze, and interpret prints, architectural drawings, financial and job cost reports.\nAbility to respond to common inquiries or clarifications from customers, regulatory agencies, or members of the business community.\nExcellent knowledge of the industry and trends impacting the business.\nExcellent customer service orientation and excellent interpersonal skills.\nExcellent oral and written communication skills.\nAbility to travel for the purpose of meeting with clients, stakeholders, or off-site personnel/management.\nSalary Range:\n$180,000-$220,000\nAbout The Company:\nOnni\nFor over half a century, Onni has been building communities for people to live, work, and play.
