We are committed to building reliable, growth focused remote teams that help our clients operate efficiently.\nAbout the Role\nWe are seeking an experienced Maintenance Coordinator based in Latin America to support maintenance operations for U.S. based residential properties. This role will coordinate maintenance requests from intake through completion, communicate with residents and vendors, and ensure work orders are properly documented and followed up.\nThe ideal candidate has hands on experience with AppFolio or Buildium and Property Meld, along with experience supporting Section 8 properties, property preservation, maintenance diagnostics, and troubleshooting.\nKey Responsibilities\nMaintenance Coordination\nReceive, review, and process maintenance requests from residents.\nCreate, assign, and update work orders in AppFolio or Buildium.\nCoordinate maintenance requests through Property Meld.\nPrioritize emergency, urgent, and routine maintenance requests.\nSchedule vendors and coordinate access to properties.\nFollow up with residents and vendors until work orders are fully resolved.\nMonitor open work orders and ensure timely completion.\nMaintenance Diagnostics and Troubleshooting\nPerform initial diagnostics to identify the likely cause of maintenance issues.\nTroubleshoot common residential maintenance problems before dispatching a vendor.\nAsk appropriate questions and gather photos or videos to properly assess maintenance requests.\nDetermine whether an issue can be resolved through basic troubleshooting or requires vendor dispatch.\nIdentify the appropriate vendor or trade based on the maintenance issue.\nEscalate complex or urgent issues to the property manager when needed.\nSection 8 Coordination\nCoordinate maintenance requests and repairs for Section 8 properties.\nEnsure required repairs and inspections are properly scheduled and completed.\nTrack Section 8 related maintenance requirements and deadlines.\nMaintain accurate documentation of repairs, inspections, and completed work.\nCoordinate with residents, vendors, inspectors, and property managers as needed.\nProperty Preservation\nCoordinate property preservation services for vacant or distressed properties.\nArrange securing, cleaning, debris removal, lawn care, winterization, and other preservation services as needed.\nCoordinate vendors and track preservation work through completion.\nReview photos, estimates, invoices, and completion documentation for accuracy.\nIdentify and escalate property condition issues or required repairs.\nMaintain accurate records of preservation activities and completed services.\nVendor and Resident Communication\nCoordinate schedules with vendors, contractors, and maintenance technicians.\nCommunicate appointment times, updates, delays, and resolutions to residents.\nRequest estimates, photos, invoices, and completion documentation from vendors.\nFollow up with vendors regarding delayed or incomplete work.\nMaintain professional and responsive communication with residents and vendors.\nWork Order and System Management\nMaintain accurate maintenance records and work order statuses.\nDocument calls, emails, messages, diagnostics, and follow ups in the appropriate systems.\nMonitor outstanding work orders and proactively identify stalled requests.\nEnsure vendor notes, invoices, photos, and completion details are properly recorded.\nCoordinate with property managers when approvals, escalations, or additional action are required.\nQualifications and Requirements\nMinimum 2 years of U.S. property management maintenance coordination experience.\nHands on experience with AppFolio or Buildium is required.\nExperience using Property Meld is strongly preferred.\nExperience supporting Section 8 properties is preferred.\nExperience with property preservation is preferred.\nStrong understanding of residential maintenance, diagnostics, and troubleshooting.\nAbility to identify common maintenance issues and determine appropriate next steps.\nExcellent written and verbal English communication skills.\nStrong organization, follow through, and problem solving abilities.\nAbility to manage multiple work orders, residents, and vendors simultaneously.\nAbility to work independently in a remote environment.\nAdditional Requirements\nMust be currently residing in Latin America.\nMust have a stable
