May require written or verbal coaching and counseling whendisciplining employees, enforcing company policies, procedures, standards, and safety guidelines.\n\nMaintain employee work schedules, time off, audit and approve payroll.\nAttend meetings, training and refresher classes as necessary to effectively mentor, train, and enforce business procedures.\nConduct staff meetings and communicate company information/policies/processesto staff\nProcess vendor invoices timely.\nAnnual budget preparation\nPrepares (by appropriate deadlines) all applicable financial and performance reports\nEnsures top-level customer (both internal and external) satisfaction through continuous professional and positive conversations.\nParticipates in all aspects of the apartment leasing process, including touring apartments, recording traffic, performing follow-up, and assisting with application processing. \nPerforms \"quality control\" final inspection of all market ready units prior to move-in.\nEnsure the community is rented to optimal capacity and budget expectations.\nMonitor and manage rental rates to maximize income.\nRoutinely inspect physical condition of entire community, including common areas, models, and vacant units.\nAddresses all standards and liability issues immediately.\nOversees the market ready process.\nMonitors maintenance service requests and works closely with Maintenance Supervisor (or designated maintenance representative) to prioritize and complete service requests within company expectations.\nAssist with performing move out inspections of vacant units.
