In this role you willlead and manage the project's commercial function, including contract administration, cost control, variations, commercial claims and reporting across a major airport infrastructure project.\nWhat You’ll Be Doing\nLead and manage the project commercial function and commercial team.\n\nDevelop and implement the Project Commercial Management strategy and procedures.\n\nManage the commercial performance of the project against approved budgets, forecasts, and contractual requirements.\n\nInterpret and evaluate contract conditions, scope requirements, commercial obligations, and entitlement provisions.\n\nMonitor contractual compliance and ensure commercial obligations are identified and managed.\n\nEstablish and maintain effective commercial controls, processes, and reporting systems.\n\nLead the preparation, review, and management of project budgets, forecasts, and commercial reports.\n\nMonitor project cost performance and identify potential cost overruns, savings, and commercial risks.\n\nManage the commercial aspects of variations, change orders, claims, and additional works.\n\nReview and assess entitlement, scope changes, valuation principles, and associated cost impacts.\n\nLead negotiations with Client, Consultant, Contractors, Subcontractors, and Suppliers on commercial matters.\n\nExamine and evaluateContractor and Subcontractor claims and commercial submissions.\n\nCoordinate with Planning and Project Controls teams to assess time and cost impacts associated with changes and claims.\n\nEnsure appropriate contractual notices are issued within required contractual timeframes.\n\nMonitor commercial correspondence, notices, claims, variations, and contractual commitments.\n\nEstablish and maintain Variation and Claims Registers.\n\nReview and approve commercial evaluations, cost build-ups, and supporting documentation.\n\nLead commercial negotiations for major variations, claims, and subcontractor issues.\n\nSupport the preparation of Extension of Time (EOT) claims and associated commercial assessments.\n\nReview project risks and opportunities from a commercial perspective and develop mitigation strategies.\n\nMonitor cash flow, payment applications, invoicing, retention, bonds, guarantees, and other financial obligations.\n\nReview and manage interim payment applications and payment certifications.\n\nMonitor accounts receivable and support timely resolution of payment issues.\n\nEnsure accurate forecasting of project revenue, costs, margin, and cash flow.\n\nCoordinate with Finance and Project Controls teams to maintain accurate commercial forecasts.\n\nReview procurement and subcontracting strategies from a commercial perspective.\n\nSupport tendering, subcontractor procurement, bid evaluations, and commercial negotiations.\n\nReview subcontract agreements, purchase orders, and commercial terms.\n\nMonitor subcontractor commercial performance and compliance.\n\nIdentify potential disputes and support dispute avoidance and resolution strategies.\n\nMaintain comprehensive commercial records and documentation.\n\nProvide commercial advice and recommendations to Project Management and senior leadership.\n\nPrepare and present commercial performance reports, dashboards, and management summaries.\n\nEnsure commercial processes comply with company policies, project procedures, contractual requirements, and applicable laws.\n\nLead the administration and commercial management of the main contract and key subcontracts.\n\nReview contract clauses related to variations, claims, payment, delay, disruption, acceleration, suspension, termination, and other commercial matters.\n\nEnsure contractual notices and submissions are properly prepared and issued.\n\nAssess entitlement and quantum for variations and claims.\n\nCoordinate with Planning, Engineering, and Legal / Contracts teams on complex claims.\n\nDevelop negotiation strategies for major commercial issues.\n\nMaintain Claims, Variations, Notices, and Commercial Correspondence Registers.\n\nSupport dispute avoidance through early identification and resolution of commercial issues.\n\nProvide commercial input to formal dispute resolution proceedings where required.\n\nMonitor project cost against budget and approved control accounts.\n\nReview cost forecasts, commitments, accruals, and projected final costs.\n\nIdentify cost trends and potential deviations from the approved budget.\n\nCoordinate with Cost Engineers and Quantity Surveyors to ensure accurate cost reporting.\n\nReview cost-to-complete and Estimate at Completion (EAC) forecasts.\n\nMonitor commercial impacts of design development, scope changes, construction methodology, and project delays.\n\nSupport value engineering initiatives and identify commercial opportunities.\n\nEnsure appropriate financial provisions are maintained for identified commercial risks.\n\nManage commercial matters associated with airport terminals, airfield infrastructure, runways, taxiways, aprons, roads, utilities, district cooling, and associated infrastructure packages.\n\nAssess commercial impacts associated with complex airport interfaces, operational constraints, phased construction, and restricted work areas.\n\nManage commercial interfaces between major engineering, construction, MEP, infrastructure, and specialist aviation packages.\n\nSupport commercial management of specialist subcontractors and suppliers associated with airport systems and infrastructure.\n\nMonitor commercial risks associated with authority requirements, design changes, stakeholder requirements, and interface dependencies.\n\nPrepare weekly and monthly commercial management reports.\n\nProvide management reporting covering.\n\nGive early warning of significant commercial risks and potential impacts on project profitability.\n\nPresent commercial performance and recommendations to Project Director / Senior Management.\n\nWhat Required Skills You’ll Bring\nBachelor's Degree in Quantity Surveying, Commercial Management, Civil Engineering, Construction Management or a related discipline.\n\nMinimum 13+ years of relevant commercial experience on major construction, infrastructure, airport, or multidisciplinary projects.\n\nProven experience in commercial management, contract administration, cost control, variations, claims, and negotiations.\n\nStrong knowledge of construction contracts and commercial principles.\n\nExperience managing major main contracts and multiple subcontract packages.\n\nStrong experience in evaluating variations, claims, EOTs, and commercial entitlements.\n\nProven exposure in working with Clients, Consultants, Contractors, Subcontractors, and Suppliers.\n\nStrong understanding of project cost control, forecasting, cash flow, and financial reporting.\n\nExperience on major airport / infrastructure projects is highly desirable.\n\nStrong knowledge of FIDIC or other international construction contract forms.\n\nProfessionalqualificationsuch as MRICS, RICS, CIQS, orequivalent
