The Maintenance Technician will share routine on-call coverage for after-hours maintenance, as required.\nEssential Duties & Responsibilities:\nEnsure all service requests and repairs are completed thoroughly and in a timely manner.\nAssist Maintenance Supervisor with monitoring inventory of equipment, tools, parts and supplies at appropriate levels.\nMaintain excellent customer service standards.\nComply with all personnel management policies and procedures and maintain an organized, clean and safe work area.\nMaintain preventative maintenance schedule.\nCommunicate effectively with residents, team members, vendors and supervisors.\nWork with Maintenance Supervisor to adhere to budget guidelines and maintain an effective preventative maintenance program.\nAssist the Maintenance Supervisor with maintaining a hazard communications program\nInspect grounds, buildings, and other property features as required to minimize liability concerns.\nEnsure adherence to the company's safety and hazard communications programs, policies and procedures.\nWork with Maintenance Supervisor to ensure that physical condition of the property is maintained according to company operating and safety standards.\nWork with maintenance team to ensure excellent curb appeal at all times.\nAssist residents with the move-in/move-out process as needed.\nAssist with the scheduling and performance of all maintenance/repair-related turn events.\nPerform scheduled maintenance on all equipment based on the manufacturer's recommendations and operating manuals.\nAddress complaints and resolve issues in a timely and professional fashion.\nMaintain accurate records and contribute to the general upkeep and cleaning of office, common areas and model.\nPerform other maintenance/repair work as directed by Property Manager and Maintenance Supervisor.\nAssist in the daily cleanup of the exterior of the property including grounds, breezeways, and all common areas. \nPerform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs if applicable. \nParticipate in on-call rotation for emergency service. \nPerform additional tasks and responsibilities as required. \nHealth & Safety: it is the responsibility of every employee to be aware of their obligations and work in compliance with the provisions set out by the Occupational Health and Safety Act, the Accessibility for Ontarians with Disabilities act, all other applicable legislation and Peak Campus Canada, Inc. policies and procedures.\n Qualifications, Skills & Abilities:\nHigh school diploma or equivalent required. Trade Program Certification highly preferred.\nMechanical knowledge of machines and tools, building and construction, and knowledge of occupational Health & Safety requirements. \nMust live within 49 km of the assigned property.\nMust have reliable transportation due to the emergency on-call requirement.\nAbility to work individually or in a team environment.\nExcellent communication skills with a can-do attitude. \nAbility to be self-driven and manage time effectively. \nPosition requires individuals to be able to use general maintenance equipment including, but not limited to, hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment.\nAll equipment must be used without jeopardizing the safety of themselves, fellow associates, and residents.\nAppropriate safety equipment and apparel must be worn including proper footwear. \nMust be able to diagnose problems with and assist with repair of the following:\nMajor appliances\nHVAC with proper certification \nBasic-Intermediate plumbing\nBasic-Intermediate electrical (when no license required)\nSheetrock\nGeneral carpentry\nPool care (if applicable)\nRoofs and gutters\nPainting\nGeneral irrigation maintenance and repairs\nLandscaping\nIce/snow removal\nGolf carts and small engine maintenance\nRequirements: A Police Criminal Record Check will be required as part of the pre-employment process.\nWorking Environment:\nPhysical Effort: Constantly moving, walking, stopping, pushing, pulling, lifting, and crouching. Must be able to lift and/or move up to 23 kg to over 113 kg with assistance.\nPhysical Environment: Working outdoors in all conditions (Extreme Heat and Cold, Snow, Rain, Ice etc.).\nSensory Attention: Exposed to noise and vibration when working with equipment.\nMental Stress: Time sensitive responsibilities, requiring prioritization and time management.\n Time Requirement:\nFull time, 35-44 hours per week, Monday - Friday + weekend rotation \nWeekend availability is required.\nRegular on-call coverage will be required with this position.
