Please review the job information below.\nGeneral Purpose of Job:\nUnder the direction and supervision of the Construction Supervisor, the Construction and Maintenance Specialist is responsible for performing unscheduled and scheduled work orders/projects on Hospital’s buildings, equipment and utility systems. Possesses general knowledge of all building trades and maintenance procedures related to the operation and construction of the hospital. Ensures efficient operation, inspection and maintenance of the hospital’s interior/exterior buildings, essential utility systems, equipment to ensure a safe environment for patients, staff and guests.\nEssential Duties and Responsibilities:\nTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. This job description is not intended to be all-inclusive; employees will perform other reasonably related business duties as assigned by the immediate supervisor, facility manager, compliance manager, director of engineering, and/or hospital administration as required.\nMaintains utmost level of confidentiality at all times.\nAdheres to hospital policies and procedures.\nDemonstrates business practices and personal actions that are ethical and adhere to corporate compliance and integrity guidelines. \nUses Computer Maintenance Management System (CMMS) to document all work performed throughout the building\nUsing Computer Maintenance Management System (CMMS) to comply with PM’s: weekly, monthly, quarterly, semi-annually, and annually\nEnsures timely and cooperative inter- and intra-departmental relationships and communications throughout the hospital and the system and with individuals external to the hospital and system.\nPerforms work in buildings and other structures, roads, pathways, walks, fences, and related facilities.\nPerforms work in installation, maintenance, and repair of plumbing, electrical, steam, heating, domestic and irrigation water pump systems, sewage roads, pathways, walks, fences, and other systems, equipment, and facilities. \nOperates and maintains any tools and equipment that are being used in a project/job/repair.\nTransports materials and equipment to project locations; \nConstruct and remodel facilities in accordance with project requirements; assist in the preparation of engineering data;\nRepair or alter buildings and other structures such as offices, laboratories, shops, sheds, partitions, from plans, sketches or instruction; construct new facilities from blueprints and specifications;\nMay perform other duties and responsibilities as assigned.\nInstall, maintains and repairs buildings, utility systems and equipment as required.\nPerforms such other duties as may be required in order to assure the proper operation of all equipment and utilities as needed in the daily operation of hospital systems.\nObserve and comply with federal, state, and local electric codes; establish and implement prudent safety policies and procedures; observe safety of others and recommend precautionary action if necessary while repairs are in progress.\nProvide assistance in various other areas of maintenance as required; perform semi-skilled to skilled maintenance repair and construction work in the basic trades.\nMay be required to utilize basic cleaning and other chemicals. \nMay assist in training, assigning and checking the work of new employees. \nExamines mechanical equipment to diagnose trouble. Adjusts functional parts of mechanical devices as necessary. Disassembles machines and repairs or replaces broken parts.\nInspects completed repairs/jobs/projects. \nEnsures the condition of lighting and power panels are well maintained, that they are clean and properly labeled. Ensure that the panel directories are up to date.\nInspect installations to ensure that electrical safety is maintained, where systems have been altered or improperly worked. Ensure that these systems are returned to compliance with the national electric code.\nAbility to use test equipment and make calculations for sizing conduit, conductors and over current protection devices. Must know how to size equipment and determine demands under all conditions.\nInspect, troubleshoot, repair, rebuild, and maintain boilers, heating and ventilating systems, power distribution systems, refrigeration equipment and air conditioning systems;\nPrepare drawings and maintain documentation of construction and alteration projects;\nPerform preventative maintenance and repair work on all types of mechanical, electrical, pneumatic and hydraulic equipment;\nMaintain a moderate inventory for day to day operations. Orders parts correctly and keep up with proper paperwork.\nAbility to communicate well: must be able to follow written and oral directions.\nAbility to interpret and read blueprints, specifications, etc.\nStrong troubleshooting skills and ability to resolve problems quickly and reliably.\nAbility to provide technical solutions to real time problems.\nMay be required to test emergency generators and record keeping as per standard requirements.\nEnsures familiarization with requirements specified by TJC/CARF/DOH and other relevant regulatory agencies and organizations.\nReports all accidents and injuries in a timely manner. \nParticipates in regular safety meetings, safety training and hazard assessments. \nApplies all applicable OSHA and related local safety requirements to all assigned work. \nPerforms all work in accordance with established safety procedures. \nMay perform grounds keeping activities. \nMay be required to assist with special events. \nAssists skilled trade workers in one or more areas performing specific or standard duties to learn new skills as required for advancement and certification. \nKeep and maintain all emergency lighting such as exit lights and signs including parking lot lighting.\nMaintain proper operation of transfer switches, generator alarm panels and assure that they are working properly at all times.\nWorks with and monitors outside contractors while they are doing work in the hospital to insure the work is done in accordance with required standards.\nMonitors and reports on all project work associated with the facility.\nMay drive a cart and/or drive a company vehicle to pick up supplies and/or drive to offsite properties to complete work request.\nMust maintain appropriate licensing, credentials and acceptable driving record.\nObey traffic laws and safety procedures\nMay direct helpers;\nPerform related duties as required.\nEducation and/or Experience:\nHigh school diploma or general education degree (GED);
