About us

At Pegasus Homes, we don’t just build high-quality properties; we craft vibrant, thriving communities where independent individuals aged 60 and over truly love to live.

With over 1,400 homes across 48 communities nationwide, we are redefining later living. Inspired by the best of the 'Build to Rent' (BtR) model, our homes offer a maintenance-free lifestyle with flexible rental options, top-tier amenities, and access to wellbeing services.

We've created an exciting new opportunity for an exceptional General Manager to join us at Clarence Gardens, a stunning residential development in the heart of Cheltenham that includes 1, 2 and 3 bedroom apartments, residents lounge, social kitchen and guest suite.

About our role

As General Manager, you play a dual role as operational leader and community ambassador. You’ll take ownership of the day-to-day building operations, from contractor management and Health & Safety compliance to maintenance and finance while creating a warm, connected environment where residents thrive.

Your core responsibilities

  • Community Leadership & Resident Experience - Build genuine, lasting relationships with residents and families. Host exciting social events, oversee seamless move-ins, and support resident well being alongside our specialist teams.
  • Operational & Maintenance Excellence - Keep the property looking and running at its absolute best. Oversee daily site standards, grounds, maintenance requests, and void apartment management.
  • Contractor & Infrastructure Management - Coordinate local site contractors, source quotes, scope contracts, and manage reactive and non-statutory maintenance via internal property management systems. Partner with Central Operations to ensure all equipment and assets remain fully operational and regularly serviced.
  • Health, Safety & Compliance - Serve as the on-site safety lead, ensuring all standard operating procedures, fire checks, risk assessments, and compliance standards are rigorously maintained.
  • Financial & Administrative Control - Partner with key stakeholders to manage service charge budgets, maintain P&L oversight, track cost-saving opportunities, and keep accurate administrative logs.
  • Team Leadership - Lead, mentor, and inspire a small on-site team, fostering a positive and collaborative workplace culture.

Important details

  • There may be times where you are required to attend site out of hours or on weekends.
  • The safety and wellbeing of our residents are our highest priorities. Therefore, this role is subject to an Enhanced DBS check (we handle the application and cost for this).
  • There is on-site parking available at Clarence Gardens.

About you

We are looking for a proactive, solution-oriented General Manager who combines operational savvy with empathy and emotional intelligence.

Essential Requirements & Experience

  • Proven management experience within property management, or the broader service industry.
  • Ideally experience of working with our demographic (60+).
  • Demonstrated ability to lead a team, manage service level agreements, organise social activities, and successfully balance budgets.
  • Excellent communication and conflict-resolution skills, a strong health & safety mindset, solid IT skills, and a positive, 'can-do' approach.
  • Level 4 TPI qualification (If you don't have this yet, we will fully sponsor and support you to achieve it!).
  • Excellent interpersonal, communication and influencing skills.
  • Self-motivated, proactive, enthusiastic, flexible, able to work quickly and under pressure
  • Ability to build excellent working relationships with colleagues across the business.

Invested in your wellbeing

At Pegasus Homes, we believe an effective work-life balance requires support across three key elements. By joining our team you will enjoy a comprehensive benefits package.

  • FInancial Wellbeing Contributory pension with enhanced employer input, Life Assurance, a Company Discounts Portal, and a Refer-a-Friend scheme.
  • Mental Wellbeing Enhanced annual leave (with a holiday buying scheme), two paid volunteering days per year, and a comprehensive Employee Assistance Programme.
  • Physical Wellbeing A Health Cash Plan, 24/7 Virtual GP access, and discounted gym memberships.

Your recruitment journey

Our team personally reviews every application. Depending on the role, the process typically involves a telephone screening call, followed by one or two interview stages (virtual and/or in-person). We always encourage a site or office visit so you can experience life at Pegasus Homes firsthand. We promise to keep you updated throughout your journey.

We are an inclusive employer and welcome applications from all backgrounds. Please let us know if you require any reasonable adjustments during the process.

Note: Applicants must currently possess the right to work in the UK.

If you have the skills and experience we’re looking for, we’d love to hear from you!
