Seniority level will be considered dependent upon experience.\nA PENTA Preconstruction Manager participates in all preconstruction services including estimating, scheduling, planning, bidding, and budgeting of projects. The ideal candidate for this role must be a flexible self-starter with a strong work ethic that stems from extensive experience in multiple project delivery methods across a wide variety of project types. Experience in bidding CA healthcare projects is preferred.\nAt PENTA, a Preconstruction Manager is responsible for:\nIdentifying, reviewing, and presenting potential project pursuits.\nAttending job walks and maintaining familiarity with bid documents and existing conditions for project pursuits.\nWriting narratives for proposals or reviewing and tailoring existing narratives.\nPerforming take offs and internal pricing for complex scopes on a variety of project types. \nImplementing project specific bid strategies and preparing and reviewing bid documents.\nCompetently and completely assembling full GMP or Lump Sum project proposals, including break outs, qualifications, and alternates summaries. \nPresenting organized, accurate, and timely cost information.\nDeveloping subcontractor invite lists and ensuring subcontractor coverage for all trades included in the project pursuit. \nAdapting preconstruction techniques to Design-Bid-Build (DBB), Design/Build (DB), and Construction Manager at Risk (CMAR).\nEfficiently managing outside design teams, providing qualitative work product feedback and design schedule adherence.\nHaving the communication skills and knowledge required to deal with Owners and/or Owner's Representatives in a professional manner.\nDeveloping and maintaining professional relationships with subcontractor community and acting as the main point of contact for subcontractor organization leaders.\nHaving the ability to lead a preconstruction team through multiple, iterative budgeting estimates-balancing design goal and construction cost limitations to arrive at the best value.\nAssisting in business development in the local market with specific intent to reach new customers and market sectors.\nWe trust that you have:\nA minimum of 5-7 years of verifiable experience estimating construction jobs and familiarity with the local market. Consideration for Senior Preconstruction Manager is available dependent on years of experience.\nOSHPD/HCAI bid knowledge is a plus.\nAbility to pull data together from limited information and work autonomously from project inception to completion.\nCommunication skills to speak with clients, in presentations, and sub-contractors.\nThe ability to lead and a desire to teach and mentor other employees on the team.\n This position is fully in-person based at either of our Pasadena or Irvine offices\nSalary Range and seniority consideration DOE $110,000 - $180,000\nThe PENTA Building Group maintains broad salary ranges for its roles in order to account for variations in education, training, skills, relevant work experience, business needs, and market demands. The pay range may differ in other locations. Candidates are typically placed into the range based on the preceding factors and is in good faith and/or offer for this position.
