Constantly strive for improvements in work process and results to better meet client's expectations.\nDirect the day-to-day activities and property operations as assigned, or when the Property Manager is not on site.\nWork within operating income/expense budgets and capital budgets which reflect the owner's objectives for operating the property, cash flow requirements, and leasing strategy.\nMake recommendations to enhance the bottom-line performance of the community.\nAssist in administering leases, reviewing tenant billings, analyzing lease charges, enforcing tenant compliance, and performing landlord obligations as directed by the Property Manager.\nAssist with the eviction of tenants in compliance with court order and directions from legal counsel and the owner.\nIdentify leasing prospects and respond to routine leasing inquiries.\nMaintain complete and accurate property files and records according to company policies.\nCoordinate with the Property Manager regarding collection and documentation of all revenues following lease obligations of tenants and the owner's policy on accounts receivable. Collect delinquent accounts promptly and reports on delinquency monthly.\nHelp facilitate good tenant relations and coordinate requests for repairs and maintenance.\nEstablish and maintain collaborative working relationships with communities, coworkers, and particularly with other members of a project team.\nKeep abreast of new technologies, systems, and procedures related to property management and perform related duties efficiently.\nWhat You Bring\nHigh school diploma or general education degree (GED) required; college degree preferred.\nTwo (2) years of property management or leasing experience, or equivalent combination of education and related work experience.\nIntermediate knowledge of Microsoft Office 365.\nIntermediate knowledge of Yardi or other property management software.\nAbility to learn and utilize new accounting, leasing, and other applicable software, technology, and social media.\nAbility to effectively communicate in both verbal and written form with residents, employees, and vendors.\nMust be able to travel to other properties when assistance is needed\nBasic knowledge of residential real estate including a broad understanding of finance, leasing, legal, marketing, construction, and the tenant relations requirements of managing a mixed-use property.\nAbility to work independently. Must be able to take on the role of acting Property Manager when the Property Manager is not present.\nAbility to work a flexible work schedule with regular and timely attendance.\nAbility to assist in developing budgets and operating forecasts. May assist in determining causes for deviations from financial plan and may provide recommendations to the Property Manager on needed action plans.\nAbility to exercise judgment and discretion.\nAbility to work in an organized, efficient manner with a high level of accuracy, attention to detail, and follow-through.\nComfortable in an entrepreneurial culture that places a premium on performance.\nDemonstrates intellectual curiosity; seeks new approaches and challenges that contribute to success at both an individual and team level.\nPhysical Requirements\nThis role requires regular use of a computer and may involve occasional lifting (up to 20 lbs.), bending, or reaching.
