This includes managing contractors, coordinating with internal stakeholders, monitoring project costs, overseeing site activities, and ensuring the timely completion and turnover of operationally ready stores.\nThe ideal candidate has extensive experience handling multiple construction and fit-out projects, particularly within restaurant groups, QSR, retail establishments, or shopping mall environments. Strong expertise in project management, contractor management, cost control, MEPFS, quality assurance, and regulatory compliance is essential.\nKey Responsibilities\n1. Construction Project Management and Store Delivery\nLead the planning, coordination, and execution of new store construction, renovation, and fit-out projects.\nEnsure timely project delivery in accordance with approved schedules, budgets, design specifications, and quality standards.\nOversee multiple construction sites simultaneously, ensuring proper resource allocation and project coordination.\nCoordinate with internal departments, architects, engineers, consultants, and other stakeholders throughout the project lifecycle.\nMonitor project progress, identify potential delays, and implement corrective actions to ensure timely completion.\nEnsure construction activities are aligned with operational requirements and approved store development plans.\n2. Contractor and Supplier Management\nManage the selection, accreditation, bidding, and engagement of general contractors, subcontractors, and construction suppliers.\nEstablish and maintain a reliable pool of qualified contractors capable of supporting multiple construction projects.\nLead competitive bidding, contract negotiations, and contractor performance evaluations.\nMonitor contractor compliance with project specifications, timelines, safety requirements, and quality standards.\nResolve contractor-related issues and ensure accountability for project deliverables.\nDevelop strong working relationships with contractors, suppliers, and external project partners.\n3. Construction Cost Management and Budget Control\nDevelop and manage construction budgets, cost estimates, and project financial forecasts.\nMonitor project expenditures and ensure construction costs remain within approved budgets.\nReview and evaluate contractor quotations, progress billings, variation orders, and additional work requests.\nImplement cost control measures and identify opportunities to optimize construction expenses without compromising quality.\nManage change orders, cost variations, and project scope adjustments.\nPrepare regular project cost reports and provide updates to management on budget utilization and financial performance.\n4. Quality Assurance, MEPFS, and Project Turnover\nOversee construction quality assurance and quality control to ensure compliance with approved plans, technical specifications, and engineering standards.\nMonitor Mechanical, Electrical, Plumbing, Fire Protection, and Sanitary (MEPFS) works throughout project execution.\nConduct regular site inspections and coordinate testing, commissioning, and rectification activities.\nEnsure all construction deficiencies and punch list items are resolved before project turnover.\nCoordinate final inspections and ensure stores are fully completed and ready for operational use.\nEnsure proper documentation, warranties, as-built plans, and turnover requirements are completed.\n5. Permits, Regulatory Compliance, and Site Safety\nOversee the processing and securing of required construction and regulatory permits, including building, occupancy, and fire safety permits.\nEnsure all construction activities comply with applicable building codes, engineering standards, and local government regulations.\nImplement site safety policies and ensure contractors and workers comply with occupational health and safety requirements.\nConduct regular site safety inspections and address potential hazards and compliance issues.\nCoordinate with government agencies, building administrators, mall management, and other relevant authorities.\nEnsure proper documentation and compliance throughout the construction process.\nQualifications\nBachelor's degree in Civil Engineering, Architecture, Construction Management, or a related field.\nLicensed Civil Engineer or Registered Architect is highly preferred.\nAt least 8-12 years of progressive experience in construction, project management, and fit-out operations.\nProven experience managing multiple construction and renovation projects, preferably within restaurant groups, QSR, retail establishments, or shopping malls.\nDemonstrated track record of delivering multiple store fit-outs and construction projects on time, within budget, and according to quality standards.\nStrong experience in contractor accreditation, competitive bidding, contract negotiation, and general contractor management.\nExtensive knowledge of construction cost estimating, budget management, progress billing evaluation, and change order control.\nStrong technical knowledge of MEPFS systems, construction specifications, quality assurance, and commissioning.\nExperience securing building permits, occupancy permits, fire safety permits, and other regulatory approvals.\nKnowledge of Philippine building codes, construction standards, and occupational safety regulations.\nAbility to manage multiple projects and coordinate with cross-functional teams, contractors, consultants, and external stakeholders.\nWillingness to conduct regular site visits and oversee construction activities across multiple
