Conducts all business in accordance with Company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.\nEssential Duties & Responsibilities\nMaintenance\nPerform routine, repetitive daily inspection of property exterior and interior to maintain Company brand standards.\nEscalates and communicates inspection findings, resident inquiries, and other concerns as necessary to management.\nUtilizes property management software to check for work orders in a timely and continual manner.\nCompletes documentation in a timely and detailed manner following a completed work order request.\nDiagnoses and performs minor and routine maintenance/repair involving the following on a daily basis.Electrical and plumbing (including water lines)\nA/C and heating systems\nAppliances (when applicable)\nWater irrigation systems.\nStairs, gates, fences, patios, railings.\nTile, carpet, flooring.\nRoofing, gutters, fasteners.\nInterior/exterior lights.\nFireplaces, ceiling fans.\nGas fixtures and appliances (where applicable).\nSprinkler systems (where applicable).\nShutters, doors, cabinets, windows, sliding glass doors.\nWater features including but not limited to spas, pools, fountains, etc.\nBoiler, gas and electric.\nDoor locks, P.O. boxes and locks.\nSecurity systems (where applicable).\nCeiling leaks.\nPool areas, tile, jacuzzi, pool furniture.\n\nCompletes all make ready turns in a timely manner according to Company policies and procedures.\nNotifies the Facilities Manager in a timely manner of all supply order needs.\nCompletes all assigned repairs and projects efficiently in accordance with Company policy and procedures, and code requirements.\nMaintains accurate records of preventative maintenance performed and any follow-up actions required.\nAssists with preventative cosmetic and mechanical maintenance as needed.\nPerforms weekly safety checks throughout the facility to ensure a safe and clean environment for all patrons to eliminate hazards.\nAssists in creating key sets for team members, residents, and vendors as requested by management.\nInteract with residents, guests and employees in a warm and welcoming manner.\nMaintains resiliency in dealing with residents and guests in all type of business conditions.\nWork effectively and courteously with fellow employees.\nExecute daily cleaning of all floors, windows, walls, stairs, and elevators.\nGeneral\nComplete Company required continuing education and training courses.\nUphold the Company standards of professional appearance.\nMaintains resident confidentiality in adherence to all federal and local laws.\nUses proper safety gear for tasks as needed.\nMaintains cleanly and organized work cart and facilities department.\nFlexibility in scheduling which may include nights and weekends.\nPlease note this job description is not designed to cover or contain a comprehensive listing of activities, duties, or responsibilities that are required of the employee for this job. Entrata preferred.\nAbility to read, follow instructions and management directive, and understand visual aids.\nSupervisory Responsibility\nThis position has supervisory responsibilities. \nEducation & Experience\nHigh school diploma or equivalent preferred.\nFive plus years experience in related building maintenance.\nCPO certification preferred.\nEPA certification preferred. \nWorking Conditions\nMust be able to lift and stack objects up to 50 pounds, occasionally and frequently exert 10 to 20 pounds of force to lift, carry, push and pull or otherwise move objects.Over 150 lbs.- less than 1% of the time\n75-150 lbs.- occasional need 1% to 33% of the time\n25-75 lbs.- frequent need 33% to 66% of the time\n1-25 lbs.- constand need 66% to 100% of the time\n\nFrequent to constant periods of standing and walking, which may include climbing ladders and staircases.\nMust be able to reach above shoulders.\nMust be able to stoop, kneel, crouch, twist/turn and reach; bending at the waist.\nMust be able to grasp, grip and turn all handle tools and equipment.\nWork environment will be indoor and outdoor with exposure to extreme weather.\nThis position requires the ability to write including inventory maintenance, requisition requests, required maintenance reports.\nThis position requires the ability to rotate in an “on call” status.\nMust be able to perceive the nature of sound, utilize near and far vision, depth perception, provide oral information, and possess the manual dexterity to handle and work with various materials and objects which are essential aspects of this position.\nEnvironmental Conditions\nThis position may have to manage a number of projects at one time, and may be interrupted frequently to meet theneeds and requests of residents, clients and contractors. This position may find the environment to be busy, noisy and will need excellent organizational and time and stress management skills to complete the required tasks.\nMental Demands\nThis position will have to manage a number of requests and situations at one time.
