With services from facility maintenance and janitorial to landscaping and snow removal, we enable desired outcomes for our clients through consistent service and outstanding people.\nWe are seeking an initiative-taking and experienced Chief Engineer to join our team.\nThe Chief Engineer will serve as Pritchard's on-site point of contact and function as liaison with the client Facilities Management Team. Chief Engineer will have complete authority to act on behalf of Pritchard. Perform engineering and mechanical services required for the safe and efficient operation of the building equipment and systems in a manner conducive to management’s operating objectives. His duties will also include but not be limited to:\nResponsible for the organization and functioning of the Maintenance Engineering Department\nRequired to maintain active contact with personnel with the purpose of promoting high performance standards in all maintenance activities.\nResponsible to assist in the development, Management, and implementation of the PM program (CMMS)\nCoordinate with Management in the development and assignment of work schedules.\nProvide daily, weekly, and monthly reports to Management on the activities of the Engineering Department\nAssign work orders to work force, prepare time sheets, and sign off on all work performance.\nPromote programs for orientation and on-the-job safety training for new employees and sub- contracted staff.\nResponsible for the coordination and inspection of all outside Sub-contractor activities\nDirect the operation of all safety regulations and programs.\nEstablish adequate controls necessary to secure minimum maintenance costs for maximum operating efficiency.\nResponsible for periodically checking the work performance of all maintenance personnel and for promoting and implementing methods to affect a high level of performance standards.\nResponsible for coordination of all maintenance departments’ efforts with Management including non-routine requirements requested by Management.\nResponsible for reporting to management on any proposed changes in staff shift assignments, overtime requests, vacation scheduling, worker absenteeism, disciplinary actions, and other personnel matters.\nTo coordinate efforts in the event of a building emergency and to protect the building’s equipment and tenants. If Management is not available at the time of an emergency, he is to take what action is necessary to correct the situation.\nRoutinely evaluate performance of personnel to meet the maintenance department’s objectives\nAssist in the promotion of good labor relations and assist in handling unsettled labor disputes.\nMaintain a good record keeping system relevant to all personnel and maintenance matters.\nInterface with Fire Department or Fire Insurance Carrier in providing for a safe building environment.\nExecute repairs and maintenance of all systems that support the complex (i.e., plumbing/bathrooms/lighting/painting/etc.)\nRoutine inspection of all areas of the facility to ensure no compromise or breach (roof, fence line, etc.)\nRespond to tenant calls for all facility management and operational issues.\nEnsure the integrity and operation of all equipment and systems detailed in the RFP.\nReport on all incidents, accidents, etc. to Corporate Offices\nExecute other objectives as defined by Management.\nQualifications\nHigh school diploma or equivalent from an accredited institution required.\nTwo or more years supervisory experience required.\nPossess any of the following state licenses (Boiler Operating Permit, , EPA CFC Universal Certification Technician certificate, etc.)\n5 or more years of direct experience in all aspects of mechanical, electrical, life/safety and plumbing operations in commercial office buildings including: safety, code compliance, and technology utilization.\nBudget preparation and administration experience\nKnowledge of property management procedures\nAbility to efficiently handle and coordinate multiple tasks and project assignments.\nContract negotiation and administration.\nStrong supervisory and decision-making skills\nAbility to read and interpret blueprints and construction documents.\nRead and use all types of testing equipment, analog digital multi-meters, pressure and temperature indicating and recording devices, air flow measuring devices, and leak detection devices.\nKnowledge and proper use of basic hand tools and power tools\nRead and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form.\nCommunicate effectively both verbally and in writing.\nMust work well in stressful high-pressure situations.\nPossess strong computer skills.\nInteract with employees, tenants, and contractors with poise and diplomacy.\nUnderstand and apply correct usage of all personal safety equipment.\nAbility to interpret operating and capital budgets.\nAssist the property management team with creating operating and capital budgets.\nStrong critical thinking skills\nLift 25 lbs. or more\nClimb up and down stairs and ladders.\nWork overtime as business needs deem appropriate.\nBenefits\nPaid holidays and vacation time\nSalary range: $34.00 -
