This role acts as the primary point of contact between trustees, owners, service providers, and the property management company, ensuring legislative compliance, financial control, and high service delivery standards across the portfolio.\nKey Responsibilities Include:\nManage a portfolio of residential sectional title schemes and body corporates.\nServe as the primary liaison between trustees, owners, managing agents, and service providers.\nBuild and maintain strong professional relationships with trustees and chairpersons.\nAttend and minute trustee meetings, AGMs, and special general meetings.\nEnsure all schemes comply with the Sectional Titles Schemes Management Act and relevant regulations.\nEnsure compliance with CSOS requirements and governance standards.\nAdvise trustees on governance, rules, and best practices.\nPrepare and manage annual budgets in collaboration with trustees.\nReview levy structures and ensure accurate billing and collections.\nMonitor scheme expenditure and approve payments in line with mandates.\nWork closely with finance teams and auditors to ensure accurate financial reporting.\nOversee maintenance plans, common property repairs, and capital projects.\nSource, appoint, and manage contractors and service providers.\nEnsure service level agreements are adhered to and costs are controlled.\nRespond to maintenance issues and emergencies within agreed timeframes.\nEnsure accurate record-keeping for all schemes in the portfolio.\nPrepare management reports for trustees and stakeholders.\nManage insurance claims and liaise with insurers and loss adjusters.\nHandle correspondence, owner queries, and dispute resolution where required.\n\nPersonal Attributes Required:\nDiploma or Degree in Property Management, Real Estate, or a related field.\n3-5 years experience managing residential sectional title portfolios.\nStrong working knowledge of sectional title legislation in South Africa.\nExperience dealing directly with trustees and body corporates.\nFinancial acumen, including budgeting and levy management.\nProficiency in property management software and MS
