This position is responsiblefor managing development activities for land and building developments including entitlements,design,and construction of ground-up industrial/logisticsfacilities in those markets.\nThe position requires a high degree of communication, energy, enthusiasm, technical competence, and professionalism. The position is preferred to reside in our East Rutherford, NJoffice and interact daily with Prologis development, capital deployment,and leasing teams. The position reports to the VP,Development Officer.\nKey responsibilities include:\nLead a team of consultants and contractors to obtain the regional businessobjectives.\n\nDevelop, tender and manage a variety of sizes of projects ranging from $1,000,000 to more than $50,000,000 in development cost.\n\nCoordinate and monitor every facet of the development process, including:\n\nPartnering with stakeholders in evaluating land and building acquisitions.\n\nHiring and managing design professionals, consultants,and general contractors.\n\nScheduling, budgeting and planningreal estate development projects.\n\nLeading project AHJ approval processes from acquisition through completion.\n\nProviding conceptual and pre-construction estimating for all aspects of development.\n\nConducting on-site inspections of safety, quality and progress.\n\nExecuting project closeout and handoff to operations.\n\nEffectively communicatingrelevant information regarding project status to stakeholders.\n\nAssist with responses to build-to-suit or leasing RFPs by establishing site plans and floor plans, proposed specifications, construction budgets, and schedules.\n\nEstablish, plan, and participate in regularly scheduled development meetings to communicate the company’s expectations and oversee the timely completion of work.\n\nCreate budgets, schedules, and review documents alongside capital deployment forland pursuits.\n\nEnsure customer satisfaction and exceed customer’s expectations on each project.\n\nMonitor trends in the local construction market including pricing of materials and labor.\n\nResearch new designand construction alternatives and value engineering opportunities that will drive innovation in Prologis’ developments without compromising functionality or life cycle costs.\n\nParticipatein ongoingPrologis innovation and initiatives.\n\nDriving impact through utilization of lean construction, GC bid negotiations and design optimization initiatives against targets.\n\nDevelop and strengthen industry relationships with local jurisdictions, utility providers, general contractors,and design consultants.\n\nBuilding blocks for success\nRequired:\n5+ yearsofexperience in industrial development, municipal approvals,entitlements, design management, permitting,engineering, design or construction.\n\nComputer proficiency: Bluebeam, MS Project, Google Earth, ACAD viewer (in addition to general Microsoft tools).\n\nAbility to travel up to 20% of the time.\n\nProactivityin approaching solutions and problem solving.\n\nResilience,with a strong continuous-improvement mindset.\n\nAbility to thrive in a rapidly changing and challenging environment.\n\nPositive, can-do attitude with a real focus on customer satisfaction, efficiency, and production.\n\nSelf-motivation,with the ability to multi-task and continually re-prioritize with minimal direction.\n\nExcellent written and verbal communication skills.\n\nPreferred:\nBachelor of Science in Construction Management, Civil Engineeringor Architecture\n\nProject management experience with a general contractor\n\nWillingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.\n\nHiring Salary Range of: $153,000 - $180,000 USD.
