This position is responsible for managing development activities for land and building developments including entitlements, design and construction of ground-up industrial/logistics facilities in those markets.\nThe position requires a high degree of communication, energy, enthusiasm, technical competence, and professionalism. The position is preferred to reside in our Seattle-Georgetownoffice and interact daily with Prologis development, deployment and leasing teams. The position reports to the VP - Development Officer.\nKey responsibilities include:\nLead a team of consultants and contractors to obtain the regional capital deployment goals and objectives.\nDevelop, tender and manage a variety of sizes of projects ranging from $1,000,000 to $50,000,000+in development cost.\nCoordinate and monitor every facet of the development process, including:Partnering with stakeholders in evaluating land and building acquisitions.\nHiring and managing design professionals, consultants and general contractors.\nScheduling, budgeting and planning real estate development projects.\nLeading / assisting project AHJ approval processes from acquisition through completion.\nProviding conceptual and pre-construction estimating for all aspects of development.\nConducting on-site inspections of safety, quality and progress.\nExecuting project closeout and handoff to operations.\nEffectively communicating relevant information regarding project status to stakeholders.\n\nAssist with responses to build-to-suit or leasing RFP’s by establishing site plans and floor plans, proposed specifications, construction budgets, and schedules. \nEstablish, plan, and participate in regularly scheduled development meetings to communicate the company’s expectations and oversee the timely completion of work.\nEnsure customer satisfaction and exceed customer’s expectations on each project.\nMonitor trends in the local construction market including pricing of materials and labor.\nResearch new design/construction alternatives, and value engineering opportunities that will drive innovation in Prologis’ developments without compromising functionality or life cycle costs.\nAccountability for ongoing innovation and initiatives.\nDriving impact using lean construction techniques, GC bid negotiations and design optimization initiatives.\nDevelop and strengthen industry relationships with local jurisdictions, utility providers, general contractors and design consultants.\nBuilding blocks for success\nRequired:\n5+ years’ experience in a similar role working in the field of civil engineering, architecture, or construction management. \nExperience in industrial development, land municipal approvals, development entitlements, design management, permitting and construction.\nComputer proficiency: Bluebeam, MS Project, Google Earth, ACAD viewer (in addition to general Microsoft tools).\nAbility to travel up to 20% of the time.\nProactive in approaching solutions and problem solving.\nResilient with a strong continuous-improvement mindset.\nPossess the ability to thrive in a rapidly changing and challenging environment.\nPromote a positive, can-do attitude with a real focus on customer satisfaction, efficiency, and production.\nSelf-motivated with the ability to multi-task and continually re-prioritize with minimal direction.\nExcellent written and verbal communication skills.\nPreferred:\nBachelor of Science in Construction Management, Civil Engineering or Architecture\nProject management experience with a general contractor \nDemonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.\nHiring Salary Range of: $123,000- $169,000.
