The role helps Prologis assess potential investments by translating market information, real estate documents, and financial modeling into clear recommendations. You will partner with the local Investment Officer, Market Officers, Leasing teams, senior management, and Investment Committees. This role supports disciplined decision-making for single-asset, portfolio, M&A, and entity investment opportunities.\nKey responsibilities include:\nPartner with the local Investment Officer, Market Officers, and Leasing teams to develop capital deployment opportunities, including land acquisitions, developments, redevelopments, portfolio acquisitions, single-asset acquisitions, M&A, and entity investments.\nAnalyze market trends and deal flow in Mexico to support investment recommendations.\nPrepare investment memorandums and presentations for senior management and Investment Committees.\nBuild discounted cash flow and pro forma models to assess potential acquisitions, speculative development projects, redevelopment opportunities, and existing land bank investments.\nMaintain base case pro forma models for the existing land bank and support quarterly reporting.\nReview and synthesize LOIs, RFPs, property offering memorandums, market reports, tenant leases, and related diligence materials.\nSupport valuation and recommendation materials for new investment opportunities.\nBuilding blocks for success\nRequired:\n3+ years of experience in real estate investment, accounting, finance, development, or private equity.\nBachelor’s degree in accounting, finance, economics, civil engineering, construction management, or equivalent experience.\nAbility to prepare, interpret, and create real estate investment materials, including LOIs, RFPs, property offering memorandums, market reports, and tenant leases.\nAbility to build or modify cash flow and pro forma models using Argus and Microsoft Excel.\nAbility to evaluate investments using net present value, internal rate of return, capitalization rate, and related financial metrics.\nProficiency with Microsoft Word, Outlook, Google Earth, and Adobe Acrobat.\nAbility to manage multiple investment analyses and deadlines concurrently.\nAbility to travel domestically up to 25%.\nPreferred:\nMaster’s degree in business, accounting, finance, or economics.\nExperience with PeopleSoft, Yardi, or Salesforce.\nDemonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed.
