This role includes managing supplier relationships, sourcing initiatives and community-specific procurement needs. The Procurement Agent aligns procurement strategies with construction and operational goals while maintaining compliance, process accuracy, and budget efficiencies.\nThis position requires onsite attendance 5 days per week at our Division Office located in Bridgewater Township, NJ.\nPrimary Job Responsibilities\nManage procurement processes for assigned categories, including sourcing strategy, contract execution, and supplier performance, to ensure alignment with cost, quality, and service goals.\n\nOversee community setup strategy, including category data entry, pricing validation, and procurement policy and procedures required for new communities.\n\nStrategize with internal leadership, including construction, sales, and design, to ensure procurement and community-specific needs are met.\n\nLead category management strategies such as cost analysis, negotiation preparation, and implementation of contracts for communities.\n\nFacilitate trade partner strategy and communication, to align with cost efficiencies, performance goals and legal requirements.\n\nProvide input into and analysis of procurement and community-specific reports to provide actionable insights and ensure operational accuracy.\n\nManage supplier and trade partner relationships to address compliance, risk management, and ongoing performance improvements.\n\nMonitor and improve procurement processes, and support initiatives for cost containment, value engineering, and operational efficiency.\n\nSupervise and evaluate trade partner performance and inform hiring and termination decisions.\n\nContribute to cross-functional team efforts to resolve procurement and community challenges and drive continuous improvement.\n\nPerforms other duties as assigned.\n\nCareer Level (P2)\nOrganizational Impact:\nWorks to achieve day-to-day objectives with moderate impact on the area.\n\nWorks independently on larger, moderately complex projects/assignments.\n\nSets objectives for own area to meet the objectives or goals of projects and assignments.\n\nMay assist other professionals with tasks and assignments.\n\nLeadership & Talent Management:\nMay provide guidance and assistance to entry level professionals and/or support employees.\n\nKnowledge & Experience:\nRequires practical knowledge of area typically obtained through advanced education combined with experience.\n\nMinimum high school diploma or equivalent (GED) required.\n\nTypically requires a University degree or equivalent experience and minimum 2-4 years of prior relevant experience.\n\nRequired Skills\nProficiency in procurement and community setup systems, logic, and tools, with strong organizational skills to manage multiple priorities.\n\nUnderstanding of category management, supplier relationships, and construction industry practices.\n\nStrong interpersonal and communication skills to collaborate with cross-functional teams, suppliers, and trade partners.\n\nAnalytical mindset to support cost analysis, reporting, and decision-making in procurement and community setup.\n\nAbility to adapt to changing priorities, ensuring effective coordination of procurement and community-specific requirements.\n\nProblem-solving skills to address procurement and operational challenges and identify areas for improvement.\n\nAttention to detail and commitment to maintaining compliance with policies, procedures, and legal requirements.\n\nRequired Licensing, Registration and/or Certifications\nISCM (Certified Procurement) or equivalent accreditation a plus\n\nPhysical Requirements:\nNot applicable\nPay Information\n$87,000 - $100,000 Annually\nHired applicant will be eligible to receive an annual bonus.\nGeneral Description of Benefits\nIn addition to up to 9 paid company holidays per year, employees are eligible for up to 6 days of sick pay. Moreover, eligible employees with less than 10 years of service can accrue up to 17 PTO days per year (and up to 22 PTO days per year upon 10 or more years of service).\nEmployees are eligible to participate in the Company’s 401(k) Plan.
