The construction projects are of considerable diversity and complexity and the work includes reviewing designs, construction drawings, specifications and contract documents, resolving construction contract disputes, and rendering final inspection and approval of completed construction work. Monitors all productivity and quality related activities, mentors, trains and supervises construction team to ensure adherence to company policy and procedure expectations.\nPrimary Job Responsibilities\nManage and direct all aspects of construction for assigned communities.\nManage any escalated customer experience challenges and coach/mentor Construction Managers and Senior Construction Managers to drive continuous improvement.\nEnsure all Pulte policy and process expectations are being fully adhered to in assigned communities.\nDevelop and ensure adherence to community budgets and validate costs for assigned communities.\nReview architectural designs and construction drawings to ensure they comply with all local, state, and national building codes, life safety codes, accessibility regulations, and zoning regulations. Provide final review and approval of all projects.\nManage quality control processes according to safety and Storm Water Pollution Prevention Plan programs and policies.\nManage customer, trade partner, and municipal relationships.\nCollaborate with Procurement, Resource Planning, Sales, Product Development, Process Improvement/Warranty, and Land personnel to achieve primary responsibilities.\nEnsure job site cleanliness and safety.\nOversee and resolve escalated issues/conflicts related to daily construction activities (e.g., trade partner contracts, work orders, job progress, design).\nConduct community reviews to ensure all Pulte Quality standards meet expectations. Direct work as needed.\nNegotiate, create, and authorize field purchase orders for materials and labor resources as needed.\nEnsure all homes within assigned communities are completed in adherence to the construction schedule and specifications.\nConducts all business in a professional and ethical manner.\nMeet established division goals and metrics for productivity, quality, and budgets in assigned communities.\nWork with other functional departments to ensure open communication on all matters; develop a strong culture of open communication and continuous improvement. \nPerform other duties as assigned.\nCareer Level (M4)\nOrganizational Impact:\nEstablishes key elements of tactical and operational plans with direct impact towards the achievement of results of the area.\nFocus is on short- to mid-term operational plans (e.g., 1- 2 years).\nDevelops new products, processes, standards or operational plans in support of the area.\nMay have budget accountability for area or manage elements of the budget.\nLeadership & Talent Management:\nManages a large team typically comprised of managers and/or supervisors and experienced professionals.\nTypically has hiring, firing, promotion and reward authority within own area, in accordance with manager review and approval.\nKnowledge & Experience:\nRequires broad management and leadership knowledge to lead project or program teams in one department/area.\nTypically has advanced knowledge and skills within a specific technical or professional discipline with broad understanding of other areas within the department.\nTypically requires a University degree or equivalent experience and minimum 6-8 years prior relevant experience.\nRequired Skills\nAbility to manage construction processes in a high production environment\nAbility to direct and manage trade performance\nComprehensive verbal and written communication skills\nComprehensive ability to read blueprints\nComprehensive knowledge of municipal permitting and regulations\nComprehensive knowledge of building codes\nComprehensive knowledge of construction-related scheduling software\nSkilled usage of Excel, Powerpoint, and Word and ability to lead presentation\nDedicated commitment to customer satisfaction\nAbility to control cost overruns and manage a budget\nRequired Licensing, Registration and/or Certifications\nValid driver’s license as driving is an essential function of this position \nPhysical Requirements\nPosition involves sitting, standing, driving, and/or movement, the ability to exert a minimal force of up to 50 pounds and occasionally exert up to 80 pounds of minimal force to carry, lift, push, pull, and otherwise move objects. Must be able to climb ladders, scaffolding, and other means to reach and observe all areas of the building.
