Directly supervise and coordinate the activities of maintenance, groundskeeping, and housekeeping staff. Plans and implements maintenance and facility projects and initiatives. Assess and plan for the maintenance needs and capital needs assessments.\nTo expedite your interest, visit www.pvm.org to complete an application today to be considered for this great opportunity.\nResponsibilities\nESSENTIAL FUNCTIONS\nConduct supervisory activities such as hiring and firing staff, providing employee orientation and training, creating work schedules, coaching or disciplinary action, and approving employee time sheets for department.\nKnowledge of Housing and Urban Development Real Estate Assessment Center (REAC) and NSpire physical unit Inspections, criteria, and guidelines. \nEnsure that the property is inspection ready at all times.\nPerform skilled repair or maintenance operations, using equipment such as hand or power tools, hydraulic presses or shears, or welding equipment.\nInstalls, assembles, builds, repairs and maintains appliances, equipment, systems, fixtures, components and structural items.\nDetermine schedules, sequences, and assignments for work activities, in accordance with labor hours (budget), work orders, departmental and Village projects, activities and events.\nMaintain compliance, reporting, training, and ensure utilization of the maintenance work order software system.\nMaintains grounds to ensure safety and appropriate appearance.\nConduct or arrange for employee training in safety, repair, or maintenance techniques, operational procedures, or equipment use.\nSchedule, coordinate and oversee repairs, maintenance and installation of machines, tools, equipment and utility systems to ensure continuous operations.\nConduct machine, equipment and utility system inspections and test regarding repair/maintenance needs and appropriate operational levels.\nDevelop, implement, and monitor methods, procedures and/or projects to minimize costs and better utilize staff, including preventative maintenance program and quality assurance guidelines and parameters.\nExamine objects, systems, or facilities and analyze information to determine needed installations, services, or repairs.\nInspect and monitor work areas, examine tools and equipment, and provide employee safety training to prevent, detect, and correct unsafe conditions or violations of procedures and safety rules.\nRequisition materials and supplies, such as tools, equipment, or replacement parts.\nMonitors, oversees and forecasts inventory utilization and stock needs.\nParticipate in budget preparation and administration, coordinating purchasing and documentation and monitoring departmental expenditures.\nMeet with vendors or suppliers to discuss products used in repair work.\nParticipate in the on-call scheduling for maintenance emergencies and work as needed.\nOversee, direct, and prepare assigned areas for various activities and events.\nAttend and participate in all appropriate meetings and training opportunities in order to keep informed on current information and skill development.\nQualifications\n6+ years maintenance technician experience and 1+ years of previous managerial experience.\nExperience working in senior housing a plus.\nExperience with HUD REAC/NSPIRE inspections a plus.\nComputer Skills\nMust have basic knowledge of computers and computer systems (including hardware and software) to enter data, or process information. Consistent use of software systems.
