Experience working in senior housing industry plus.\nTO EXPEDITE CONSIDERATION, COMPLETE APPLICATION (INCLUDING WAGE EXPECTATIONS) AT WWW.PVM.ORG\nResponsibilities\nReceive resident work orders, evaluate work needed, complete assigned work orders within required time frame indicating work complete, parts ordered, further work needed, outside contractors needed, etc. utilizing the PMWORX program.\nCommunicate with outside vendors on coordinating services including receiving initial proposals for supervisor approval and maintaining required paperwork.\nInspect grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance.\nAssist supervisor with scheduling and conducting unit inspections as required by HUD/MSHDA/PVM policy.\nInspect, operate, test, maintains and repairs mechanical devices, machinery, equipment and tools.\nPerform routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, or the physical condition of buildings does not deteriorate.\nMaintain and repair specialized equipment and machinery.\nDiagnose mechanical problems and determine how to correct them, checking repair manuals, or parts catalogs, or utilizing 3rd party vendor as necessary.\nInstalls, assembles, repairs and maintains electrical and gas appliances, equipment, systems, fixtures, lights, electronic components, plumbing systems and fixtures or contact appropriate 3rd party as needed and authorized.\nProvide grounds keeping services, such as landscaping and snow removal.\nEstimate repair costs and complete repairs as authorized or forward to supervisor for authorization.\nMove heavy furniture, equipment, or supplies following safety procedures\nAssist manager with invoicing and staying within budget.\nCommunicate to administrator of status of projects, outstanding issues, and any relevant information in regards to department.\nEnsure Housing Quality Standards are followed in units and entire property (parking lots, community building, etc.).\n Attend and participate in all appropriate meetings and training opportunities in order to keep informed on current information and skill development. \nFollow established policies and procedures including but not limited to: \nPresbyterian Villages policies and procedures. \nSafety policies and procedures. \nFederal, state and local regulations. \nAll other duties as assigned\nQualifications\nEducation:\nMinimum of High School Diploma or General Education Degree (GED).\nExperience:\nOne to two years related experience in maintenance required.\nComputer Skills\nAbility to operate a computer and operate maintenance software.\nCertificates & Licenses\nValid Driver's License\nCertification in electrical, plumbing, or HVAC preferred\nOther Requirements\nOn-Call phone with requirements to respond\nPHYSICAL DEMANDS\nStand\nWalk\nClimb\nSquat/Kneel\nBend\nHandling / Fingering \nLift/Carry 50 lbs. minimum (occasionally)\nPush/Pull 50 lbs. minimum (up to 100 lbs. occasionally) \nVision (Near, Distance, Color, Peripheral, Depth Perception)\nAbility to wear Personal Protective Equipment (PPE) \nWORK ENVIRONMENT\nThe employee will regularly be exposed to outside weather conditions and moving mechanical parts. The employee will occasionally be exposed to high noise levels, as well as the risk of electrical shock, vibration, fumes, airborne particles and toxic or caustic chemicals if proper safety procedures are not followed.
