The Building Operator, Level 2 may be a sole operator of a building of moderate size and level of complexity as it relates to building systems and tenant demands. The Building Operator, Level 2 will report to the Operations Supervisor. The primary objective of the Building Operator, Level 2 is to ensure that the assigned building or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.\nResponsibilities:\nAssisting building supervisors, maintenance mechanics and building superintendents with installation and repair of mechanical systems\nInstalling, repairing and maintaining climate control and other mechanical systems within a building or portfolio\nOverseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems\nGeneral maintenance including housekeeping such as sweeping, litter pick up, shoveling and pressure washing \nAssisting with environmental assessments and reporting\nParticipating in corporate occupational health and safety program\nAssisting with waste, recycling and hazardous materials issues\nMonitoring of computerized control systems\nResponding to tenant service requests\nAssisting with insurance and risk management inspections, remedial actions and reporting\nRemaining current and up to date with new industry practices, legislative changes and new technologies\nContinually seek opportunities to improve energy consumption\nQuickly respond to and manage environmental hazards\nConsider sustainability when evaluating options for replacement equipment\nParticipate in tenant and staff community support events as appropriate\nOther assigned duties \nExperience and Qualifications:\n4th Class Power Engineer (or equivalent) \nA minimum of 3 years direct work experience in junior or intermediate position in commercial high rise building operations;\nValid drivers license\nIntermediate level skills in Microsoft Office.\nCommunication & Relationship Skills / Personal Character Traits - Ability to communicate effectively and professionally, both oral and written, with all levels within the company; mature and self-motivated team player who is committed to personal growth and ethical integrity.\nTime Management / Working Environment - Ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities, adaptable to new ideas and embrace changes; results and detail oriented; work within an environment that is subject to moderate to high levels of stress in emergency or conflict situations; on occasion requires involvement in repairs or maintenance in inclement weather or uncomfortable environmental working conditions; may be required to attend to or provide direction during after hours emergency situations; requires the ability to exert moderate physical effort and must be able to move quickly in emergency situations; is able to thrive within a busy working environment.\nOrganizational & Leadership Skills - Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion; sound administrative and organizational skills.\nDecision Making Skills - Ability to resolve problems using facts and sound reasoning; ability to achieve goals using logical and strategic approaches to resolving challenges.\nThe expected annualized base salary range is between $70,000-$75,000.\n#LI-TT1\nBased on the position, QuadReal offers a competitive total rewards package in addition to the base pay, which may include a performance-based incentive plan, comprehensive health & dental benefits, pension plan, and paid time off.\nThe actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.\nWe value diverse experiences and perspectives.
