Now and for generations to come.\nQuadReal: Excellence lives here.\nwww.quadreal.com\nRole Description\nReporting to the Operations Manager, the Maintenance Operator plays a key role in supporting the Building Operations Team in the efficient and effective management of complex building systems within the asset. This position is responsible for ensuring that all systems are maintained and operated at optimal performance levels on a daily basis, with minimal disruptions. The successful candidate will contribute to the overall operational excellence of the facility, demonstrating a commitment to safety, reliability, and proactive maintenance.\nResponsibilities\nMonitor, repair, and maintain all building systems equipment, devices, controls, and distribution networks within the property;\nMonitor, troubleshoot, and adjust all control systems (lighting, BAS, life safety, environmental, energy, etc.);\nIdentify signs of equipment malfunction and failure, and correct or report the problem to the Operations Supervisor or Operations Manager, providing a full and detailed report of the issue;\nPerform inspections and testing of all equipment, systems, and areas of the property; make corrective measures as required; maintain accurate and up-to-date logs of such inspections;\nMaintain daily operational logs, including a detailed and thorough recap of the day’s activities, important information on repairs, failures, system adjustments, etc.;\nEnsure optimum operating levels and parameters for the building systems and equipment are met to achieve maximum efficiency without sacrificing tenant comfort;\nAct as lead for all scheduled and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems, etc.;\nPerform preventive maintenance tasks, ensuring work orders are completed thoroughly and in a timely manner; work orders are to be filled in with sufficient detail;\nPerform general maintenance, including painting, minor drywall repair, ceiling tiles, minor carpet, baseboard, wallpaper, and caulking;\nConduct general housekeeping/cleanup of one’s workspace as required;\nRespond to service requests and emergency situations in a timely manner;\nAssist with environmental assessments and reporting;\nSupport corporate energy management and efficiency programs;\nChampion and participate in the corporate occupational health and safety program;\nEnsure the property and systems are in compliance with regulatory bodies;\nOversee and actively participate in waste, recycling, and hazardous materials and diversion management;\nSupport and provide guidance on all insurance and risk management inspections, remedial actions, and reporting;\nRemain current and up to date with new industry practices, legislative changes, and new technologies;\nComply with all QuadReal Policies and Procedures;\nProvide training and direction to fellow team members;\nAssist in training/developing general maintenance staff;\nAssist security and cleaning staff, i.e., traffic control, contractor issues, and emergency situations;\nOther duties as assigned.\nExperience and Qualifications\nBES 1 and 2 or equivalent certification.\nThorough knowledge of building systems and sequences of operation:Lighting system\nBAS system\nReal Data\nCove\nKode OS\nFire safety\nPlumbing\nElectrical\nHVAC\nMechanical systems\n\nAbility to read and interpret all blueprint drawings and close-out documents is an asset.\nAttend all emergencies, provide quick resolutions, and provide detailed reports to the Operations Manager and Supervisor.\nTake an active role in maintaining a safe and healthy workplace by completing all required OHS training, using required PPE, and reporting any hazards in the workplace. Participate in a system of internal responsibility where everyone contributes to the health and safety of the workplace and adheres to all OHS regulations, policies and procedures.\nMeet and provide status updates to the Operations Manager and Supervisor for all vendors and contractors when they are on site.\nAttend all fire system-related issues, ensure impairment notification forms are filled out and submitted to insurance, and provide detailed reports to the Operations Manager and Supervisor.\nParticipate in the JHSC and perform scheduled inspections.\nCommunication & Relationship Skills:ability to communicate effectively and professionally, both oral and written, with all levels within the company;\nability to develop and sustain cooperative working relationships with all business units;\nmature and self-motivated team player who is committed to personal growth and ethical integrity;\nhave strong relationships with industry peers and trade associations.\n\nTime Management / Working Environment:ability to allocate one’s time effectively and manage tight deadlines;\nability to work under pressure and achieve quality results;\nability to handle multiple demands and competing priorities, adapt to new ideas, and embrace change;\nresults- and detail-oriented;\nwork within an environment that is subject to moderate to high levels of stress in emergency or conflict situations;\non occasion requires involvement in repairs or maintenance in inclement weather or uncomfortable environmental working conditions;\nmay be required to attend to or provide direction during after-hours emergency situations;\nrequires the ability to exert moderate physical effort and must be able to move quickly in emergency situations;\nis able to thrive within a busy working environment.\n\nThis is an existing role within our organization.\nThe hourly rate for this position is $42.96 per hour.\nBased on the position, QuadReal offers a competitive total rewards package in addition to the base pay, which may include a performance-based incentive plan, comprehensive health & dental benefits, pension plan, and paid time off.\nThe actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.\nWe value diverse experiences and perspectives.
